We are seeking an experienced, highly organized Project Manager to lead project execution within our modular manufacturing facility. In this critical role, you will oversee multiple projects at Ginosko Modular, ensuring they are delivered on time, within budget, and to the highest quality standards.
You will review project plans, engineering drawings, and BOMs, and collaborate closely with engineering, production, procurement, logistics, and field teams to maintain smooth operations and clear communication. The Project Manager will also identify and mitigate risks, resolve issues, and adjust plans to keep projects on track. You will monitor progress, prepare status reports, communicate updates to senior leadership, and foster strong teamwork while driving best practices and continuous improvement across all project phases.
Key Responsibilities- Estimation and Cost Management
- Prepare accurate cost estimates for modular projects, covering materials, labor, equipment, and related factors.
- Analyze project requirements, drawings, and specifications to assess feasibility and cost impacts.
- Obtain competitive pricing from vendors, subcontractors, and suppliers to ensure cost‑effective solutions.
- Review and negotiate contracts and proposals to align with budgets and project goals.
- Track expenses, monitor variances, and recommend corrective actions as needed.
- Continuously refine estimation methods to improve accuracy and efficiency.
- Field Services Management
- Oversee field operations, including installation, inspections, and quality control.
- Coordinate with technicians, subcontractors, and suppliers to maintain efficient project execution.
- Enforce safety protocols and quality standards across all job sites.
- Conduct site visits to assess progress, resolve issues, and verify compliance with specifications.
- Collaborate with internal teams to troubleshoot field challenges and provide technical guidance.
- Serve as the primary client contact, ensuring issues are resolved and satisfaction is maintained.
- Train and support field service teams to promote best practices and professional development.
- Team Coordination
- Lead and collaborate with architects, engineers, contractors, and key stakeholders.
- Act as the primary liaison between internal teams and external partners.
- Resolve conflicts and maintain clear communication throughout all project phases.
- Operational Excellence
- Monitor project performance, address risks, and implement corrective actions.
- Ensure compliance with local regulations, safety requirements, and sustainability standards.
- Drive process improvements to boost efficiency and reduce costs.
- Reporting & Documentation
- Provide regular updates on project status, milestones, and financial performance.
- Maintain accurate documentation, including contracts, change orders, and project records.
- Bachelor's degree in construction management, engineering, architecture or related field; advanced degree preferred.
- Minimum 7-10 years' proven experience in estimating experience in project management, estimation, and field services management within the modular home manufacturing, tract home manufacturing, or construction industry.
- Prior experience with Takeoffs is required.
- Strong project management abilities with experience leading multiple large-scale projects simultaneously.
- Proficient in cost estimation, project management software (e.g., MS Project, Procore), and Microsoft Office Suite.
- Knowledgeable in modular construction processes, building codes, engineering drawings, and quality control standards.
- Excellent communication, leadership, collaboration, negotiation, and problem‑solving skills.
- Strong analytical skills, attention to detail, and solid math abilities (algebra, geometry, basic arithmetic).
- Relevant certifications such as PMP or LEED are a plus.

Salary: $80,000 - $110,000 per year
