Position

Summary

The Community Manager + Sales & Leasing is responsible for overall operations and sales at the community with a strong focus on customer service and retention, and embodies our core EPIC values (Empowerment, Passion, Integrity, and Collaboration).

Unique Qualifiers
  • Candidates must live in or near the location of the property or be able to relocate to such location by their scheduled start date.
Duties and Responsibilities
  • Manage day‑to‑day operations of the community including customer service, resident relations, vendor relations, rent collections, and community staff.
  • Drive occupancy through home sales, home leasing, site leasing, and proactive marketing.
  • Analyze and prepare monthly, annual, and long‑term budgets; meet or exceed all approved revenue, expense, sales, and leasing budgets.
  • Complete monthly Profit and Loss variance reports.
  • Manage all third‑party vendors.
  • Develop marketing strategies based on local market and competition.
  • Oversee all aspects of the home rental program.
  • Maintain the physical appearance and infrastructure of the community in accordance with company standards.
  • Comply with local regulations.
  • Communicate with homeowners and HOAs.
  • Accurate reporting of occupancy, sales, etc.
  • Sales and occupancy forecasting.
  • Enforce rules and policies for residents and team members.
  • Attend virtual online meetings via Microsoft Teams.
  • Position may require flexible hours, nights, and weekends as needed.
  • Position requires working one scheduled evening per week and one scheduled Saturday per month, and other non‑business hours as customer traffic dictates.
  • Position may require temporary or permanent reassignment of work location as directed by the Regional Manager or Senior Vice President.
  • Other duties as assigned.
Qualifications
  • High school diploma or general education degree (GED).
  • Five+ years property management experience as a property manager.
  • Experience creating and analyzing budgets, P&Ls, and financial reports.
  • Marketing, sales, and leasing experience.
  • Strong management and operational skills, including customer service, public relations, and performance management.
  • Ability to be available to residents and community needs after hours.
  • Willingness to live on‑site in company‑provided housing.
  • Open office hours while physically working from the office location.
  • Excellent written and verbal communication skills.
  • Excellent computer literacy in MS Office and platforms such as Yardi, Rent Manager, Back Office, and Manage America.
  • Valid driver’s license and clean driving record.
  • Reliable transportation to work.
  • Active and working personal mobile phone.
  • Growth mindset; always testing and learning.
  • Professional appearance and demeanor at all times.
Compensation

Competitive pay commensurate with market and experience, along with an excellent benefits package including Medical, Dental, Vision, Life, Disability, FSA, and 401(k). Certain positions with sales and leasing responsibilities receive a commission plan or override program.

Supervisory Responsibilities
  • Directly supervises an Office Coordinator and a Maintenance Technician.
  • Carries out supervisory duties in accordance with the organization’s policies and applicable laws, including interviewing, hiring, training, planning, assigning, appraising performance, rewarding and disciplining employees, and resolving complaints.
Physical Demands and Work Environment
  • Frequently required to stand, walk, sit, bend, and reach.
  • Occasionally required to climb, balance, kneel, or crawl.
  • Continually required to talk or hear.
  • Exposure to outdoor weather conditions.
  • Occasional lifting of more than 20 pounds.
