BMS​/BAS Application Engineer III

Overview

The Application Engineer III is a senior technical resource specializing in the design, programming, and implementation of Building Automation Systems (BAS) and Building Management Systems (BMS). This role develops advanced applications, optimizes system performance, and provides subject matter expertise to support complex integration projects. The Application Engineer III collaborates with sales, project managers, and field teams to deliver innovative solutions that meet client requirements and industry standards.

Duties and Responsibilities

• Design and configure advanced BAS/BMS control applications and graphics.
• Develop and optimize complex sequences of operation for HVAC, lighting, and energy systems.
• Integrate third-party systems (BACnet, Modbus, Lon Works, APIs) into enterprise BAS platforms.
• Provide technical leadership during commissioning, troubleshooting, and system optimization.
• Collaborate with sales and project managers to develop system solutions, estimates, and proposals.
• Mentor and provide guidance to Application Engineer I and II staff.
• Maintain expertise in manufacturer platforms, software updates, and emerging technologies.
• Ensure all designs and implementations comply with codes, standards, and cybersecurity requirements.
• Document application designs, workflows, and testing procedures for knowledge transfer.
• Support client training and serve as a technical point of contact for advanced issues.

• Bachelor's degree in Engineering, Computer Science, or related technical field required.
• 8+ years of experience in BAS/BMS design, programming, and integration.
• Expertise with major BAS platforms and protocols (BACnet, Modbus, Lon Works).
• Strong knowledge of HVAC systems, electrical controls, and networking.
• Proficiency in programming, databases, and graphics tools for BAS applications.
• Ability to troubleshoot complex integration and performance issues.
