Assistant Commercial Property Manager– Role Overview
The Assistant Commercial Property Manager role is responsible for supporting the commercial property management department and Property Managers within it.
Responsibilities- The primary duties focus on supporting commercial property managers and managing various aspects of commercial property operations.
- Budget Development and Financial Management:
Assisting in developing annual operating budgets aligned with property goals, directing operations to comply with budgets, and reconciling actual expenses for tenant billings. The role includes reviewing monthly financial reports to identify variances and adjusting operations as necessary. - Building Systems and Tenant Relations:
Learning to operate building systems such as automated security and fire systems to manage adjustments and troubleshoot issues. Acting as the main point of contact for tenant relationship management to provide customer service consistent with each tenant's lease terms. - Communication and Vendor Management:
Delivering professional written and verbal communication to tenants, vendors, property owners, and coworkers. Procuring vendor and supplier contracts on behalf of the property. - Property Inspection and Maintenance Oversight:
Routinely inspecting common areas, grounds, mechanical systems, and vacant spaces to ensure compliance with preventative maintenance and building aesthetics. - Client Communication and Project Oversight:
Maintaining ongoing communication with property owners or clients to align property management with their investment objectives. Participating in the oversight of large-scale capital improvement projects. - Revenue Management:
Consistently following GC Real Estate Partners rent collection policies, including delivering written and verbal past‑due notifications.
The Assistant Commercial Property Manager also assists with programs aimed at increasing Net Operating Income (NOI) and property value, demonstrating a proactive role in enhancing property performance.
Qualifications- 1–3 years of experience in property management, commercial real estate, or related administrative roles.
- Strong organizational and time‑management abilities.
- Excellent communication and customer service skills.
- Detail‑oriented with good problem‑solving skills.
- Ability to multi‑task and work in a fast‑paced environment.
