Schedule: Full‑time

Compensation: $21‑$22 per hour

• Collaborate on marketing, activities, and strategies for assigned communities.
• Provide periodic training/marketing sessions for employees as needed or to transition the property.
• Collaborate on a strategic marketing/activity/lifestyle plan for new properties.
• Assist Director of Marketing and Regional Portfolio Manager as needed, including rehab plans.
• Report weekly on status of current properties – occupancy, traffic, rents, project updates – to Regional Portfolio Manager and Director of Marketing.
• Develop full knowledge of application information required, screening processes and policies regarding rentals; train site staff where appropriate.
• Maintain an active role in the renewal process, both in setting rates and meeting with residents and training staff.
• Develop and maintain an ongoing resident activity plan and retention program; train staff where appropriate.
• Handle resident requests and complaints courteously and efficiently.
• Maintain resident and property files properly.
• Process all required administrative forms, reports, and related information efficiently and timely.
• Ensure “model” apartments and target apartments are ready for show; maintain work areas and office in a clean, orderly manner and maintain property curb appeal.
• Have thorough knowledge of lease terms, specifications, and all community policies.
• Be knowledgeable of required telephone and sales techniques.
• Stay current on market conditions.
• Maintain a leasing closing ratio that meets Bader’s requirements.
• Be fully informed of current rental rates, sizes, locations, and all amenities of property.
• Understand capital improvements, lease administration, budgeting, and marketing lease‑up goals.
• Provide superior customer service and communication to residents and prospects to enhance satisfaction and increase retention, revenue, reputation, and profitability.
• Develop, mentor, and lead a high‑performing, cohesive team, including leasing and customer service, to maximize engagement.
• Establish and maintain industry contacts and relationships within the property's marketplace through involvement in groups, associations, and networking with vendors.
• Comply with all industry Fair Housing rules.
• Seek educational opportunities and self‑improvement for personal growth and development.
• Assume temporary Property Manager role when site staff are not fully staffed (lease‑up, repositions, transitions).
• Perform other duties as assigned.
