Position DescriptionThe Leasing Specialist is primarily a sales position that emphasizes customer satisfaction, meeting goals and achieving results. The role includes:
- Managing the entire leasing process from start to finish, including pre‑qualification, tours, applications, and lease execution.
- Closing leases through phone, email, or site visits, with a dynamic, energetic, and friendly approach.
- Maintaining accurate resident and applicant data in TCB’s standardized system, including guest cards, lease files, and logs.
- Processing applications, verifying applicants, issuing denial/eligible letters, ensuring timely compliance with TCB policy, and handling rent compensation studies quarterly.
- Generating reports on traffic, leasing information, work orders, and area data for upper management.
- Assisting in the development and implementation of annual marketing plans (events, internet ads, print ads, outreach marketing, and marketing materials).
- Collecting application fees and deposits, managing lease renewals and renewal notices, and completing renewal questionnaires.
- Scheduling and leading move‑in orientations, inspections, and maintaining the resident handbook.
- Providing exceptional customer service, following up within 24 hours for prospects and 30 days after move‑in for new residents.
- Operating the rental office, showing vacancies, and meeting expected results during evenings, weekends, and holidays.
- Supporting the occupancy specialist and other special projects as assigned.
- High school education or higher; at least one year of experience in leasing and affordable housing.
- Strong sales, customer service, and organizational skills with the ability to multitask and close deals.
- Self‑starter who requires minimal supervision and demonstrates problem‑solving abilities.
- Excellent verbal and written communication, and basic computer skills (Word, Excel, Outlook).
- Knowledge of Federal Fair Housing Laws & Guidelines; training will be provided.
- Professional conduct in all situations and adherence to the AFHMP (Affirmative Fair Housing Marketing Plan).
- Physical ability to sit, walk, stand, lift up to 20 pounds, and perform occasional travel as needed.

- Salary range: $52,400 – $72,400.
