About Design Build Architects
Design Build Architects is an architect‑led design‑build firm focused on high‑quality residential work in older New England homes: complete gut renovations, additions, custom homes, and high‑end kitchen & bath remodels. We handle design, permitting, and construction under one roof so homeowners have a single accountable team from first sketch to final walkthrough.
Role OverviewWe’re hiring a Senior Project Manager who can independently run $1.8–2.2M/year of mixed residential projects and protect both schedule and gross margin. This is not a coordinator role. You will own your projects as if they were your own small business inside ours, with compensation tied to the gross profit you help create.
What You’ll Do- Own projects from pre‑construction handoff through punch list, final payment, and warranty.
- Manage multiple concurrent projects
: full gut renovations, additions, custom homes, and kitchen & bath remodels. - Build and maintain baseline schedules; keep 2–6 week look‑aheads current and realistic.
- Run weekly job‑cost reviews
: budget vs actual, variances, and change orders. - Lead and coordinate subcontractors and the site supervisor; walk jobs regularly.
- Enforce written change orders before extra work is performed; control scope creep.
- Communicate proactively with homeowners living through renovations.
- Keep project management software (Buildertrend or similar) fully updated with budget, schedule, daily logs, and documents.
- 5+ years of project management experience in residential remodeling and/or custom homes.
- Recent track record managing at least $1M/year in completed projects.
- Experience with projects ranging from ~75k kitchen/bath remodels up to 1M+ whole‑home or new‑build jobs.
- Ability to speak in numbers: contract value, estimated margin, actual margin, and schedule for your last 3–5 jobs (we will ask).
- Strong command of scheduling, job costing, and subcontractor coordination.
- Experience with construction PM software (Buildertrend, CoConstruct, Procore, etc.).
- Massachusetts residential experience; CSL and/or PMP a strong plus but not required.
- No degree required. We care more about a proven track record running profitable projects than a diploma.
- Base salary: Target $85,000–$105,000, depending on experience.
- Performance bonus: Percentage of gross profit above a margin floor on the projects you manage.
- Example: hit volume and margin targets and total compensation is realistically $115,000–$140,000+, with upside as you grow your book of business.
- In other words, we pay more when your projects produce more profit – true performance‑based upside.
- Mileage / phone stipend and standard benefits (details in interview).
