The overall objective of this role is to drive financial performance by providing research, analytics, and recommendations on complex business modeling, non‑standard management reporting, and impacts of changing accounting principles to business leadership within Accounting Services, including Real Estate Operations, Treasury, Order to Cash, Procure to Pay, and Cash Management/Treasury. The analyst works with Retail, Legal, VMD and Vendors to support integrated financial programs, leads and researches real‑estate related issues, coordinates resources, creates monthly scorecards, and performs additional accounting duties.
Responsible for conducting business in accordance with ADUSA policies and accounting standard practices.
- Research, analyze, reconcile, audit, and summarize financial data to support management decisions and resolve accounting discrepancies.
- Report productivity, margins and expenditures, calculating accruals using historical data or future projections.
- Lead period close activities for the assigned discipline and maintain knowledge of specialized account regulations.
- Identify and assess financial variances, providing insight and advice for senior management regarding accounting issues arising from reconciliations or reported results.
- Compile accurate period, quarterly and annual reports, ensuring financial statement accuracy and completing requests for non‑standard reports.
- Serve as a resource during internal and external audit processes.
- Interact internally and externally at all levels pertaining to functional activities.
- Gain cooperation and commitment through personal persuasiveness.
- Analyze complex revenue, payables and receivables and negotiate with vendors to resolve disputes.
- Perform complex analysis, account reconciliations, solve accounting, process and system issues, and recommend process improvements focused on continuous improvement.
- Answer P&L and Balance Sheet questions for assigned accounts and ensure accurate reporting of payables and receivables in financial statements.
- Ensure required accounting transactions for expense accounts are completed timely, performing account analysis and reconciliations.
- Produce various reports, KPIs and metrics for the Real Estate Operations department.
- Research, analyze and report on Real Estate annual expense budgets and forecast adjustments, collaborating with ADUSA brands for input on future projections.
- Reconcile and facilitate Rent Roll for Payables (approx. $106M monthly / $1.2B annually) and Receivables ($11M monthly / $135M annually).
- Ensure all adjustments, amendments and ownership changes are accounted for within VMD and AMT.
- 6–8 years of experience, with highly developed technical skills.
- Bachelor’s Degree or equivalent experience.
- Strong understanding of accounting theories, methodologies, principles and how departmental transactions impact financial statements.
- Ability to read and interpret legal documents.
- Knowledge of general accounting requirements.
- Strong Microsoft Office skills; advanced Excel (lookups, pivot tables, macros).
- Experience or ability to use query tools for reporting.
- Accurate and detail‑oriented with excellent follow‑through skills.
- Strong customer service mindset.
- Excellent written and verbal communication skills.
- Ability to communicate with all levels of management, internal and external partners, and auditors.

- SAP and AMT lease administration knowledge is helpful.

ME/NC/PA: $75,040 – $112,560.
MA: $86,320 – $129,480.
Compensation is based on qualifications, experience, internal equity and market conditions. Final compensation decisions will be made in accordance with company policies and applicable laws.
