Job Description

The Superintendent is responsible for the daily operation of a job site, including scheduling, production, and procurement of materials, manpower, and equipment. Supervises all direct labor positions on the assigned project and manages and oversees any contracted work on the site to ensure successful project completion.

Responsibilities
  • Studies specifications to plan procedures for construction based on starting and completion times and staffing requirements for each phase of construction.
  • Interacts with the Project Manager to determine the project schedule; develops and utilizes "look ahead" schedules to assess progress and spot upcoming issues.
  • Coordinates the pre‑construction meeting with the Project Manager prior to mobilization.
  • Directs procurement of tools and materials to be delivered at specified times to conform to work schedules.
  • Ensures all parties involved with the project are informed of construction issues and progress, including meeting supervisory personnel, craft personnel, subcontractors, and clients as needed.
  • Works with supervisory personnel and labor representatives to resolve complaints and grievances within the project workforce.
  • Confers with supervisory and engineering personnel, inspectors, and suppliers to resolve construction problems and improve construction methods.
  • Inspects work in progress to ensure it conforms to specifications and schedules.
  • Manages the project based on progress reports, materials used, and costs, adjusting work schedules accordingly.
  • Works with the Manager of Craft Resources to move personnel between projects, minimize hiring and layoffs, manage labor costs, and terminate company craft personnel not performing according to company policies.
  • Works in conjunction with the project manager in preparing the Project Management Plan.
  • Ensures company policies, such as safety policies and equal opportunity policies, are implemented consistently; maintains quality standards and housekeeping requirements.
  • Performs other related duties as assigned.
Qualifications
  • Bachelor's degree in engineering or construction related field or equivalent and at least 5 years of Data Center construction experience.
  • Demonstrated knowledge of construction processes.
  • Valid driver’s license and ability to travel to and from the project site.
  • Understands and applies building codes and other design requirements and reads blueprints accurately.
  • Good understanding of subcontractors’ scopes of work and tolerances.
  • Excellent written and verbal communication skills; uses proper grammar and syntax (Basic Spanish preferred).
  • Good administrative skills: monitors progress and coordination of work activities; keeps others informed of progress and problems.
  • Good management skills: establishes techniques to supervise subordinates and follow up on delegated assignments.
  • Maintains integrity and adheres to ethical standards and organizational policies.
  • Excellent problem‑solving ability: finds and uses relationships between data from different sources to formulate alternative solutions.
  • Team player: works well with others, helping co‑workers, customers, subcontractors, and others achieve goals.
  • Maintains good interpersonal relationships; uses tact and is sensitive to others’ feelings and needs.
  • Organized: establishes priorities and a course of action for multiple tasks.
  • Plans effectively: allocates resources and assigns personnel; uses time efficiently; is personally well‑organized.
  • Professional: displays appropriate appearance and conduct; makes a good impression on others.
  • Initiative: actively tries to influence events to achieve goals; is a self‑starter, working well with minimal supervision; strives to exceed minimal performance levels.
  • Ability to operate office equipment such as fax, copier, and telephone; proficient with spreadsheet and word processing software.
  • Knowledge and use of CMiC preferred.
  • Project experience with hospitals/medical facilities ($10 million plus).
