Job Description Summary

The Sales Consultant is responsible for executing the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This role serves as a key point of contact for prospective residents, guiding them through the leasing process with professionalism and a deep understanding of the community’s lifestyle offering. The Sales Consultant supports resident satisfaction throughout the lease term and proactively manages lease renewals in alignment with Active Adult best practices.

Responsibilities include lead management, CRM utilization, data analysis, event support, and collaboration with the Lifestyle Coordinator to enhance resident engagement.

Key Responsibilities
  • Performs all sales and leasing activities to achieve the property’s revenue and occupancy goals by greeting and qualifying prospects, conducting property tours, showing apartments, processing applications, credit screening, and background checks, and preparing lease and move‑in packages.
  • Collects all pertinent information from prospective residents at move‑in and records it appropriately.
  • Stays informed about current market and competitor conditions, collaborates with teams/leadership on marketing plans, and implements short‑ and long‑term marketing strategies.
  • Designs and executes marketing activities and events to drive traffic to the property, including resident referral and employer outreach programs.
  • Uses the on‑site property management software to track apartment availability, record leasing activities, manage resident data, and analyze results.
  • Ensures show units meet the Company’s standards for quality by inspecting, maintaining, merchandising, and preparing leasing office activities.
  • Follows up with prospects and new residents within 24 hours to ensure satisfaction and documents all follow‑up and lead classification.
  • Executes lease renewal activities, prepares renewal letters and packages, and ensures timely document signing following the AA renewal playbook.
  • Responds quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or convey requests.
  • Demonstrates customer service skills by treating residents, prospects, and guests with respect and responding sensitively to complaints.
  • Attends community and networking events, aligns with local associations and organizations, and participates in outreach marketing efforts.
  • Completes financial, administrative, and other reports and performs additional duties as assigned.
  • Assists the Lifestyle Coordinator in event setup as required.
Basic Knowledge & Qualifications
  • High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.
  • 1–3 years minimum of relevant experience in sales, marketing, internet, and customer service background.
  • Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents.
  • Mathematical skills necessary to process sales conversions.
