JOB SUMMARYThe Property Manager is a business leader who focuses on resident customer service and manages operations, leasing activity, renewals, collections, financial reporting, supplies, and communications for an assigned residential property. The role oversees day‑to‑day operations, manages the team, and ensures compliance with company policies, Fair Housing, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other housing regulations.

SHIFTMonday – Friday, 9:00 a.m. – 5:00 p.m.
COMPENSATION$20‑$22 per hour, eligible for monthly commissions.
ESSENTIAL DUTIES- Manage day‑to‑day operations and the property team.
- Inspect properties regularly and verify vacant unit conditions.
- Plan long‑range capital improvements.
- Ensure daily deposits and proper bookkeeping.
- Compile weekly/monthly property status reports.
- Respond promptly to resident concerns and complaints.
- Coordinate move‑in paperwork, keys, and remotes.
- Maintain a professional, clean, and well‑staffed office.
- Inspect make‑ready apartments before move‑in.
- Develop and manage a resident renewal program.
- Create a sense of community while enforcing non‑fraternization policy.
- Oversee maintenance and repairs, evaluating timely completion.
- Maintain required permits (e.g., pool, elevator).
- Monitor utilities and overall property financial responsibilities.
- Approve and submit invoices promptly.
- Maintain accurate records of transactions (rent rolls, delinquency reports, move‑outs, etc.).
- Complete variance and other weekly reports.
- Manage rental collection and timely posting of rent.
- Ensure legal notices for evictions and court hearings are issued properly.
- Enforce community policies and lease agreements, handling violations.
- Assess move‑out conditions and finalize account statements.
- Escalate liability claims and legal complaints to Regional Manager or corporate office.
- Recruit, mentor, and manage a cohesive property management team.
- Coordinate staff training and performance reviews.
- Oversee staff time off, payroll processing, and safety training.
- Report workers’ compensation and employee incidents promptly.
- Manage marketing activities and understand market dynamics.
- Assist marketing surveys and strategies to attract prospective residents.
- Supervise leasing team to achieve full capacity occupancy.
- Perform other duties as assigned to support property operations.
- High school diploma or GED.
- Minimum two years of experience as a multi‑family property manager for HUD/LIHTC property.
- Working knowledge of One Site or similar property management software.
- Reliable transportation, valid driver’s license, and auto insurance.
- Proven ability in property marketing.
- Strong communication and customer service skills.
- HUD/LIHTC experience.
- CAM, ARM, or CCRM certification.
- Bilingual or multilingual skills.
