Job Summary

The HVAC Technician will install, repair, troubleshoot, and maintain heating, ventilation, and air-conditioning systems for Sunnyside Apartments, including both central plant equipment and building-specific mechanical systems. This role supports Sunnyside operations and helps maintain system reliability, efficiency, and regulatory compliance.

Responsibilities

Install, maintain, and repair HVAC systems across Sunnyside facilities.

Perform efficiency tests and preventive maintenance, while recommending system improvements.

Assist in design and planning for system upgrades or plumbing integrations.

Ensure compliance with local and national HVAC regulations.

Recharge air conditioning and refrigeration systems using appropriate refrigerants.

Troubleshoot and repair refrigeration-related electrical components.

Help maintain cooling towers and water‑cooled equipment.

Utilize building automation systems for monitoring and diagnostics.

Complete documentation and participate in rotating on‑call schedule.

Mentor or assist less experienced technicians depending on level.

Work with a diverse range of equipment including water‑cooled heat pumps, cooling towers, pumps, air handlers, and refrigeration systems.

Perform efficiency testing and system optimization.

Use BAS controls for diagnostics and operation.

Participate in after‑hours on‑call rotations.

Work collaboratively with skilled team members while also exercising independent problem‑solving.

Other duties, as assigned.

HVAC Technician, III

Completes assignments with little supervision. May assist less‑experienced team members.

Requires 3+ years of related experience.

This is a Skilled Level position in the Support track.

HVAC Technician, IV

May mentor less‑experienced team members.

Requires 5+ years of related experience.

This is a Highly Skilled Level position in the Support track.

Minimum Qualifications

EQUIVALENCY STATEMENT : 1 year of higher education can be substituted for 1 year of directly related work experience (Example: bachelor’s degree = 4 years of directly related work experience).

Department may hire employee at one of the following job levels:

HVAC Technician, III : Requires 3+ years of related experience.

HVAC Technician, IV: Requires 5+ years of related experience.
