Operations Manager
The Project Manager is responsible for the successful execution of assigned construction projects, measured by quality, client satisfaction, safety, and profitability. This role provides overall project leadership and manages all project team members, subcontractors, and vendors.
The Project Manager acts as a key liaison to the client, ensuring strong relationships with owners, tenants, design teams, and other project stakeholders. This position reports to the Vice President or Director of Operations.
Responsibilities- Monitor all project activities including schedules, costs, and deliverables to ensure timely, high-quality completion.
- Notify leadership of any conditions that may impact schedule, budget, or quality.
- Review and submit all required reports (project status, financials, schedules) in a timely and accurate manner.
- Lead weekly project meetings with clients, owners’ representatives, subcontractors, vendors, and consultants; distribute detailed meeting minutes.
- Conduct internal staff meetings to communicate company expectations, safety policies, and project updates.
- Oversee final review of construction documentation including bid packages, procedures, qualifications, estimates, and takeoffs.
- Award subcontractor packages and issue formal notifications; manage procurement in line with company policies.
- Review and approve subcontractor/vendor invoices or negotiate necessary changes.
- Ensure accurate invoicing to clients and coordinate closely with accounting on billing cycles.
- Prepare and submit change orders for internal and client approval; track cost and schedule impact.
- Manage project closeout including warranty documentation, affidavits, record drawings, final payments, lien releases, and retention.
- Maintain strong working relationships with clients, architects, engineers, subcontractors, and the full project team.
- Bachelor’s degree in Construction Science, Construction Management, Engineering, or a related field.
- 7–10 years of experience as a Project Manager with a commercial general contractor (base building or interiors).
- Prior supervisory experience as a Superintendent or field leader strongly preferred.
- Strong communication, financial, and decision-making skills.
- Demonstrated ability to manage project teams, client relationships, and multiple priorities.
- Proficient in Microsoft Office Suite (Word, Excel, MS Project); familiarity with Procore, Bluebeam, and other construction tools is a plus.
- Ability to read and interpret blueprints, drawings, and specifications.
- Willingness to travel between project sites and office as needed.
This role requires the ability to sit, stand, walk, climb, balance, stoop, kneel, crouch, crawl, and reach. Employees must be able to lift/move up to 25 lbs.
