Position Overview

The Multifamily Portfolio Property Manager will oversee all operational, financial, and team management functions for the Alamo Heights Apartments portfolio, including leading the ground-up construction and lease-up of the new Katherine Court development. The current portfolio spans 340 units under management and an additional 27 new units that are currently under development. This position will also manage a team of approximately 12 leasing representatives and maintenance professionals, ensuring that all communities operate efficiently, profitably, and in alignment with Ridgemont’s corporate culture and values.

The ideal candidate is a hands-on leader with a passion for people and property performance—someone who can build culture, drive results, and uphold Ridgemont’s reputation for exceptional service and professionalism.

Leadership & Team Management
  • Lead, train, and motivate a high-performing team of leasing and maintenance professionals across multiple assets.
  • Foster a culture of accountability, collaboration, and customer service aligned with Ridgemont’s corporate values.
  • Conduct regular performance reviews and coaching sessions to support professional growth and retention.
Operational Oversight
  • Oversee all day-to-day property operations, ensuring compliance with company standards and applicable housing laws.
  • Implement and monitor preventative maintenance programs and capital improvement initiatives.
  • Ensure consistent execution of leasing procedures, move-in/move-out inspections, and resident retention efforts.
  • Develop and manage annual operating budgets, capital plans, and forecasts for all assets in the portfolio.
  • Prepare and present monthly operating and leasing reports to ownership and executive leadership.
  • Review and approve all vendor invoices, contracts, and purchase orders.
  • Monitor rent collections, delinquencies, and occupancy trends to achieve target financial performance.
Construction & Lease-Up Oversight
  • Partner with ownership and construction teams to oversee the successful completion and lease-up of Katherine Court.
  • Assist with unit pricing, marketing strategy, and operational setup for new communities.
  • Provide strategic insight into floorplan mix, amenities, and resident experience during construction and stabilization.
Community & Resident Engagement
  • Build strong resident relations through communication, responsiveness, and proactive community programming.
  • Ensure that all properties reflect Ridgemont’s commitment to quality, safety, and curb appeal.
  • Represent Ridgemont in the community through involvement with local organizations such as the San Antonio Apartment Association and IREM.
Reporting & Compliance
  • Maintain accurate records, reports, and documentation for all properties under management.
