Direct Supervisor: Asset Manager
Responsibilities- The Regional Manager will manage and oversee between 4-11 properties.
- Assist in the development and monitoring of company policies and procedures related to property management.
- Responsible for recruitment, training, development, and supervision of Community Managers.
- Maintain the physical asset in excellent condition and monitor the financial quarterly performance of assigned properties.
- Assist the Asset Manager and other supervisors with special projects as needed.
- Travel is required, where reasonable, or limited use of your vehicle is required from time to time.
- Experience:
Position prefers 5-7 years experience in on-site property management; 3 years as Property / Community Manager. Must have experience with supervision of subordinate employees and a successful track record of accomplishments. - Ability to oversee general operations of several residential properties.
- Extremely computer literate, including Microsoft Office, Excel, Google Drive, and other operational programs;
Proficient in Yardi or other compatible property management software. - Ability to build routine procedures, checklists, and oversee steps in accordance with Westland Real Estate’s policy.
- Ability to set training goals for Community Managers.
- Ability to communicate daily with Asset Manager and speak effectively before groups of customers or employees.
- Advanced knowledge in drafting financial reports, pro formas, budgets, cash flow estimates, financial projections, and related residential data summaries.
- Education:
Bachelor’s Degree, preferred in Real Estate Property Management. - Demonstrated track record in Community Management, property maintenance, property marketing, staff management, and insurance; strong verbal and written communication, supervisory, personnel management, and organizational skills.
- Ability to identify and resolve problems, analyze information, develop alternatives, and complete projects on time and within budget; effective problem-solving and customer service skills.
Competencies include analytical thinking, data collection and research, designing workflows and procedures, and strong mobility and physical condition for site inspections and related tasks. Must have a valid driver’s license and automobile insurance. Use of personal transportation for inspections and meetings may be required.
Job Duties and Responsibilities- Establish and coordinate a communication system among Community Managers and the Corporate Office.
- Hire, train, supervise, develop, and terminate supervised staff in accordance with Westland Real Estate Group policies.
- Conduct timely performance evaluations and approve hires, status changes, and terminations for on-site personnel.
- Review occupancy status and recommend rent schedules.
- Monitor and improve marketing activities; perform audits on property administration, accounting, and maintenance for policy compliance.
- Resolve resident relation issues; inspect properties to ensure high standards in maintenance, grounds, and housekeeping.
- Conduct periodic inspections of vacant apartments for market-ready condition; develop corrective programs for communities.
- Prepare and coordinate annual operating and capital budgets; monitor budget performance and prepare monthly/quarterly summaries.
- Review and approve expenditures within budget; negotiate and evaluate contracts.
- Establish efficient reporting systems using property management forms, reports, and manuals; participate in management meetings as needed.
- Collaborate with the Development Team on design, unit mix, rent settings, and related matters.
- Update knowledge through education opportunities and professional networks; contribute to organizational goals and local/regional trade associations.
