Responsibilities A Day in the Life of a District Manager II (Property Manager II)As a District Manager II you oversee the operations of a multi‑family residential community, ensuring financial success, supervising on‑site personnel, and delivering an exceptional resident experience.
Leadership- Manage, hire, schedule, and develop the on‑site team, including office and maintenance personnel.
- Evaluate staff efficiency, provide ongoing training, coaching, and supportive leadership.
- Ensure all employees comply with company policies and complete required training in a timely manner.
- Responsible for the community budget and achievement of operational, financial and occupancy goals, including all district accounting and financial matters.
- Maintain vendor/contractor communications regarding scheduling, billing, vendor relations and certificates of insurance.
- Oversee all Capital Expenditure projects for the community.
- Participate in outreach marketing activities to attract prospective residents.
- Conduct regular property walks/inspections to ensure community standards are met.
- Ensure make‑readies and other maintenance projects are completed accurately and timely.
- Contribute to a safe and secure environment and report potential safety hazards.
- Comply with all applicable laws, including Fair Housing, OSHA, and local regulations.
- Operate a company or personal vehicle for work purposes.
- Respond to resident concerns and requests in a timely manner to ensure satisfaction.
- Develop resident retention programs with district staff and community services teams.
- Enforce community policies and take corrective action when necessary.
- Minimum of 3 years’ experience in property management (previous supervisory experience preferred).
- Proven leadership, customer service, problem‑solving, decision‑making, multi‑tasking, communication and organizational skills.
- Ability to encourage a positive, collaborative team environment.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Fair Housing certification – must be obtained within 2 weeks of employment.
- Experience with budgets and financial operations.
- Effective communication with management, subordinates, vendors and residents.
- Ability to multi‑task, prioritize and delegate duties to achieve operational objectives.
- Positive and professional demeanor in all business interactions.
- Proficiency with personal computers, Microsoft Office, and property‑management software such as Yardi or Payscan.
- Valid driver’s license and ability to operate a company or personal vehicle.
- Willingness to travel to other regional locations for work, training and meetings.
- Availability for a flexible schedule, including weekends, off‑hours and emergencies as required.

Pay Range: $80,000.00 – $86,000.00 Annually
