JOB SUMMARY:

The Preconstruction Manager will lead internal and external project teams through the preconstruction phase on multiple projects simultaneously. The ability to communicate and manage multidisciplinary teams, meet deadlines within a short time frame, and strive to add value is also a must.

SALARY RANGE: $160,000 – $210,000 annually (company wide)

JOB RESPONSIBILITIES:

Internal:

  • Lead multiple projects simultaneously through preconstruction phase.
  • Ensure well organized preconstruction process to resolve open items, maintain preconstruction schedule, continual budget review/notification and align project with goals of team.
  • Present all preconstruction phases to teams with ability to clearly and concisely discuss project challenges while offering solutions.
  • Develop conceptual cost models to assist owners and architects with preliminary planning.

Owner / Architect:

  • Prepare preliminary estimates and studies during preconstruction, monitor design development cost trends in order to detect over-runs and potential problem areas.
  • Participate in the value engineering process as a solution provider.
  • Support business development in proposal presentations, aid in building client and Architect/Engineer relationships.
  • Review and advise on assigned estimates prepared by other assigned estimators. Maintain current estimating records, studies, unit prices, etc.
  • Manage design build projects to align scope with budget.
  • Management of design team and clients integral to process.

Subcontractor:

  • Develop, manage, evaluate and award selection of design/build and design/assist trades. Review and maintain progress of trade partner through process of award to final design.
  • Assist Project Managers in evaluating and analyzing subcontractor proposals.

QUALIFICATIONS:

  • Four-year college degree in engineering, construction management, architecture or similar.
  • Minimum of eight years of vertical commercial building estimating experience.
  • Experience in hospitality, higher education, mixed use, office and multi-family.
  • Operations and field experience are a plus.
  • Excellent computer skills, knowledge of On-Screen Take Off, iSqft, Bluebeam, and Proficiency in MS office suite.
  • Extensive knowledge of key principles involved in bid preparations, including quantity survey procedures, sub-trade procurement, pricing and bid closing procedures.
  • Ability to build an estimate without detailed plans and specifications.
  • Ability to identify competitors and understand current local market conditions.
  • Ability to identify risks associated with contract and project documents.
  • Excellent oral and written communication skills.
  • Ability to build relationships with owners, architects, engineers, subcontractors that lead to positive outcomes.
  • Excellent team player and ability to manage and mentor estimators.
