The Assistant Property Manager for HUD/LIHTC property assists Property Manager with managing operations, leasing activity, renewals, collections, financial reporting, supplies, and communications for assigned residential property.

Full‑Time, Hourly/Non‑Exempt.

Monday – Friday 8 am–5 pm.

$18–$21 per hour; eligible for monthly commissions and exempt housing.

• Assist Property Manager in managing day‑to‑day operations.
• Ensure all monies received are deposited and recorded daily and confirm proper bookkeeping procedures.
• Promptly respond to resident concerns, comments, and complaints.
• Prepare move‑in paperwork, keys, and remotes for new residents.
• Inspect make‑ready apartments prior to move‑in.
• Create and maintain a resident renewal program to encourage retention.
• Assist with management of property maintenance.
• Manage repair requests and evaluate timely completion of work orders.
• Monitor electric, water, and gas usage on the property.
• Manage and monitor rental collection.
• Ensure rent and other charges are collected timely and posted daily.
• Handle proper legal notices, eviction filings, writs, and court appearances.
• Assess move‑out condition of apartments and prepare final account statements.
• Create and monitor marketing activities.
• Understand the market and related factors impacting occupancy and income.
• Assist with marketing surveys and strategies to secure prospective residents.
• Perform other duties as assigned or requested to support property operations.

• High school diploma or GED.
• Minimum two years’ property management industry experience and HUD/LIHTC experience.
• Experience with One‑Site or other property‑management software.
• Reliable transportation, auto insurance, and valid driver’s license.
• Proven ability to market properties.
• Strong communication and customer‑service skills.
• Must be able to pass background check and drug screen.

• Bilingual or multilingual skills.
• CAM, ARM, or CCRM certification.
