OPPORTUNITY:Assistant Manager – South San Diego Additional Duties and Responsibilities
- The Assistant Community Manager assumes the Community Manager's supervisory responsibilities in his/her absence.
- Assists in training and development of the team, and schedules employees' work times.
- Reviews daily rent recommendations and proactively identifies opportunities to maximize income.
- Collects current and delinquent rent in accordance with company and property policy; implements timely legal action, including court appearances; posts invoices, uses purchase orders, codes invoices with correct General Ledger (GL) coding, and submits security deposit reconciliation promptly.
- Reviews move‑in and move‑out files for thorough and accurate completion; verifies information is entered accurately into the property software system.
- Completes or verifies completion of accurate and timely weekly reports and assists the property manager with monthly financial reports and variance reports.
- Assists the Community Manager in resolving resident and prospective resident conflicts.
- Reads, follows, and implements the company handbooks, employee handbooks, property policy manuals, and other governing documents.
- Must have 3 years of related property management experience and be able to pass a fair housing exam.
- Excellent written and verbal communication skills.
- Ability to calculate figures and numbers such as discounts, interest, commissions, proportions, and percentages.
- Works independently without direct supervision.
- Knowledge of operations software used at the property level, including Outlook, Internet software, Excel, and Word.
- Current driver's license and auto insurance.
- Able to work weekends and overtime as required.
Salary range: $29–$32 per hour. Competitive compensation package includes a 401(k) match, rental incentive and renewal compensation, bonuses, and rental discounts depending on location. Regular full‑time employees who work 30–40 hours per week are eligible for medical, dental, vision, other voluntary benefits and vacation accrual. Sick time accrual is provided in accordance with law.
