Position Summary

Walz Properties is seeking a highly motivated and organized Leasing Specialist/ Community Manager to support daily operations at ourthanks 150+ unit residential property in Vista, CA. This role requires strong leasing experience, excellent communication skills, and a proactive, customer-service mindset. The Leasing Specialist/ Community Manager will help maintain high occupancy, coordinate maintenance, and ensure an exceptional living experience for all residents.

Minimum 1 year of property management or leasing experience preferred. Proficiency in App Folio required.

Key Responsibilities Leasing & Marketing
  • Manage daily leasing activities, including marketing, unit showings, applicant screening, and lease execution.
  • Maintain and update online listings (Zillow, , On-Site, etc.).
  • Build positive relationships with prospects and residents to promote renewals and referrals.
  • Ensure compliance with Fair Housing and company screening policies.
Property Operations
  • Support the daily operations of the leasing office and apartment community.
  • Conduct regular property inspections to ensure cleanliness, safety, and curb appeal.
  • Coordinate unit turnovers and track progress in App Folio.
  • Assist in addressing resident concerns and lease violations promptly and professionally.
Rent Collection & Reporting
  • Collect ecolite%post rent payments in App Folio; ensure timely bank deposits.
  • Monitor delinquencies, assist with payment plans, and provide weekly updates to the Regional Manager.
  • Prepare weekly activity reports and leasing updates for management.
Administrative & Compliance
  • Maintain accurate resident records and lease files in accordance with company policies.
  • Must be VERY organized. Example: be able to handle the phone ringing, new emails in the inbox, work your Guest Cards and maintenance requests daily, tenants walking in, vendors arriving for a scheduled appointment, all at the same time.
  • Submit move-in/move-out documentation to Accounting on schedule.
  • Assist with resident notices entier, warnings, and community communications.
  • Coordinate maintenance work orders and follow up to ensure timely completion.
Qualifications
  • High school diploma or GED required; college coursework or related certifications a plus.
  • Minimum 1 year of property management or leasing experience preferred.
  • Proficient in App Folio, SharePoint, and Microsoft Office Suite.
  • Strong organizational, time management, and communication skills.
  • Knowledge of Fair Housing regulations and rental best practices.
Work Environment
  • On-site property office (Vista, CA).
  • Must be able to inspect the property daily and perform light physical tasks (e.g Bangor inspections).
  • Regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all daily responsibilities of this position.
