Responsibilities As a Service Technician I, you will:

• Perform routine maintenance and repairs on building systems and appliances (electrical, plumbing, HVAC, painting, etc.).
• Use basic skills in two or more trades (electrical, carpentry, plumbing, HVAC, painting, etc.) to maintain quality homes.
• Conduct preventive maintenance in homes, common areas, grounds, and community spaces.
• Complete resident‑requested repairs within 24 hours.
• Complete all assigned maintenance work on vacant homes to LMH standards.
• Respond to on‑call service requests and emergency calls.
• Participate in routine inspections (QC, move‑in, preventative maintenance, machinery, appliance).
• Maintain common areas, shop, trash, and snow removal (if applicable).
• Report concerns for repairs to the supervisor.
• Manage service requests using Yardi Mobile.
• Use hand and power tools safely and follow OSHA safety regulations and LMH SOPs and policies.
• Operate a company or personal vehicle to travel to work locations.

Qualifications What you need for success:

• 1+ year of related maintenance experience preferred.
• Basic experience in two or more trades (electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair).
• Knowledge of appliances and small machinery.
• Competent with small hand and power tools.
• Strong communication skills with coworkers, managers, vendors, and residents.
• Basic computer skills (mobile device, PC).
• Valid driver’s license and ability to operate a vehicle or electrical cart.
• Availability for on‑call work, off‑hours, emergencies, and overtime.
• Can arrive at the property within 60 minutes.
• Willingness to travel to regional locations.
• Physical ability to lift/carry up to 65 lb, frequent reaching, stooping, kneeling, and walking; ability to climb stairs and ladders.
• Willingness to work in various environments and weather conditions.
• Ability to perform essential job functions consistently with ADA, FMLA, and other standards.

Pay Rate $21.00 – $24.00 hourly.
