The Project Managerisresponsibleforthebusinessleadershipoftheproject ,frompreconstructionandbuyoutthroughconstructionandcloseout.
Youwillworkinclosepartnershipwiththe Superintendent and Assistant Project Manager ,butyouareultimatelyexpectedtomaintaincommandoftheproject'sfinancial,contractual,schedulingandclient-facing information.
That includes:
Financial leadership- Owntheprojectbudget,cost tracking,forecasting,committed costs,costcodingandcash-flow projections.
- Managesubcontractorbuyoutandpurchasing.
- Reviewandapproveinvoices.
- Understandwheretheprojectisfinanciallytodayand,more importantly,whereitisgoing.
- Identifyexposureearlyratherthanexplainingoverrunslater.
- LeadchangemanagementfromearlyROMpricingthroughclientapproval,contractchangeordersandfinalbilling.
- DevelopandmaintainameaningfulCPMprojectscheduleincollaborationwiththe
Superintendent. - Understandcriticalpath,procurement,submittals,RFIsanddesigndecisionsandhoweachaffectstheschedule.
- Lookweeksandmonthsahead—notjustatwhatneedstohappentomorrow.
- Recognizepotentialdelaysearlyandcreateaplantoaddressthem.
- Maintaincommandoftheproject.
- RuneffectiveOACmeetings.
- Knowthebudget.
- Knowtheschedule.
- Knowtheoutstandingdesignissues.
- Knowthedecisionsthatneedtobemade.
- Knowwhooweswhattowhomandwhen.
