Job Description Summary

This role oversees and performs technical and mechanical work ensuring the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Job Description
  • Property Type: Stabilized, High Rise
  • Unit Count: 165
  • Schedule: Monday to Friday and on-call required
  • Requirements: 1–2 years of related experience. Familiarity with Yardi is a plus.

Responsibilities
  • Assist and complete work orders from resident requests and routine upkeep by diagnosing defects, making repairs following policies and safety standards.
  • Oversee the “make‑ready” process to prepare vacant apartments, including pre‑move‑out inspections, punch lists, vendor scheduling, and final inspections.
  • Develop standards for cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, parking, and common areas.
  • Inspect work by service team members and contractors to assess quality and develop corrective action plans.
  • Maintain inventory of spare parts and materials; coordinate with the Community Manager for supplies within budget.
  • Complete monthly preventative maintenance procedures outlined in the Policy and Procedure Manual.
  • Assist in developing budgets for repair and maintenance, and capital projects.
  • Support cost‑cutting and expense control by fixing rather than replacing parts when feasible.
  • Conduct safety meetings, keep MSDS sheets current, and stay up to date on OSHA and other safety regulations.
  • Demonstrate customer service skills, treating residents and team members with respect and responding promptly to complaints.
Basic Knowledge & Qualifications
  • High school diploma, GED, or related experience and training.
  • Experience in property or building maintenance or a related trade.
  • Must provide own hand tools unless prohibited by state law and be skilled in safe use of hand tools, power tools, and mechanical equipment.
  • Ability to use logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication.
  • Ability to read, write, and communicate effectively for management support tasks.
  • Proficiency in internet, word processing, spreadsheet, and database management; property management system experience preferred.
  • Mathematical skills for basic arithmetic and financial documentation.
Specialized Skills
  • EPA certifications Type I and II or Universal if working on sealed HVAC systems.
  • All required state and local certifications.
  • Valid driver’s license to operate a golf cart on property, if applicable.
Travel / Physical Demands
  • Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
  • Work inside and outside in all weather conditions.
  • Push, pull, lift up to 25 lbs independently and 50 lbs with assistance.
  • Local routine travel for meetings, training, and other job-related activities.
  • Flexible schedule including evenings, weekends, and holidays.
Compensation

The hourly range for this position is $27.88 – $36.00 (San Francisco).

Additional Compensation
  • Corporate Positions:
    Eligible to participate in a quarterly or annual bonus program based on performance.
  • Onsite Property Positions:
    Eligible for weekly, monthly, and/or quarterly bonus programs.
