The Mortgage Servicing Specialist II assists with the servicing of residential mortgage (1-4 family) loans. The incumbent sets up files on the servicing systems, records principal, interest and escrow payments, maintains file storage, tracks insurance, supports technology implementation/enhancements, and provides excellent member service.
The incumbent ensures the accurate, efficient, and timely flow of information/documentation in support of Technology Credit Union's (Tech CU) requirements for offering quality and efficient lending products and services.
ResponsibilitiesEssential Duties
- Assists internal and external customers with servicing requests.
- Boards funded loan files and performs post-closing monitoring activities.
- Boards residential mortgage loans onto internal servicing systems and maintains accurate loan records.
- Processes mortgage payments within the servicing system.
- Reviews loan records and transactions for accounts that are more than 15 days past due, resolves misapplied payments, and researches account transactions to ensure that payments are properly applied.
- Provides documentation and servicing support to the Special Assets Group for delinquency monitoring and collection activities.
- Performs escrow analysis and disbursement of funds from escrow to appropriate agencies when due (insurance, taxes).
- Processes first mortgage re-amortization, loan modifications, and home equity subordination requests.
- Generates payoff demand requests, processes loan payoffs and prepares deeds of reconveyance in accordance with Tech CU and investor policies and procedures.
- Accurately documents and records all servicing activities.
- Posts servicing related fees and reconciles associated general ledgers.
- Contacts insurance agents and/or members to obtain proof of insurance.
- Performs insurance payment processing, tracking and obtaining force placed insurance for flood and hazard if needed.
- Maintains the security, organization, and integrity of loan files, file rooms, and storage cabinets.
- Performs collateral review of both portfolio and correspondent loans including tracking receipt of original notes, recorded deed of trust, recorded assignment of DOT and final title policies, while ensuring Tech CU's lien position is properly documented and recorded.
- Performs monthly travel to local branches to file, retrieve, and manage physical original loan collateral documentation.
- Provides support to the Mortgage Lending and Origination departments as necessary.
- Full-time; typically 40+ hours/week
- Flexible within core business hours, Pacific Time, M-F
- Occasional extended early morning or late evening hours, and weekends, typically with advance notice

Education: High school diploma or equivalent experience.
Experience: 2+ years’ increasingly responsible experience in related areas, including Fannie Mae/Freddie Mac (FNMA/FHLMC) servicing, and/or loan processing or funding in a financial institution.
Knowledge/Skills/Abilities:- Strong ability to prepare and analyze reports using Microsoft Excel.
- Basic math skills.
- Strong organization and verbal and written communications skills.
- Intermediate knowledge of Real Estate Loan Servicing rules, regulations, policies, and procedures.
- Strong sales/service and team orientation.
- Highly adaptive and open to changes as the organization grows and its needs evolve.
Licensing:Notary Public certification preferred, or willingness to obtain and maintain a Notary Public commission upon hire.
Travel: Monthly local travel to Tech CU locations outside of Headquarters is required. Must be able to travel independently and reliably. May be required to occasionally attend offsite training, meetings or events, typically with advance notice. Overnight travel unlikely.
