Created to lead the redevelopment of the Company’s income property and land portfolio, Westlake Urban looks for creative ways to add value to the portfolio, while helping to transform the urban communities in which our existing properties are located.
Westlake is a family-owned company with holdings in the Bay Area, many of which were acquired in the ‘70s and ‘80s. Westlake Urban is in the process of redeveloping an asset located in Santa Clara, CA from three one story commercial/light industrial buildings into a new 328-unit apartment luxury multifamily building. The DPC will assist the Senior Development Manager with all tasks related to the ongoing management of the Ryder Square Project located at 3517 Ryder Street, Santa Clara, CA. The project is entitled, permitted, and ready for construction. Our team expects the DPC to have experience running a construction project from start to finish, and that this person will coordinate with the functional teams on the project, including construction, design, accounting and asset management teams, as well as all external consultants, development partners, and city officials.
The project has a timeline of 30 months from start to finish.
This individual must bring a strong track record in task management and project coordination within real estate construction and development. This position requires the DPC to be located at the project site in Santa Clara, Monday through Friday, 8am-5pm with occasional days in the Westlake office in San Mateo.
Essential Duties and Responsibilities for the Project:- Assist in coordination of bidding and subcontractor buyout process with general contractor.
- Prepare and execute project owner vendor contracts.
- Coordinate change orders from General Contractor (GC) & Owner vendors with necessary backup and documentation.
- Code vendor invoices against the project budget with the Accounting team on processing payment.
- Work with Senior Development Manager to prepare and track project progress budgets and schedules for Development team to review.
- Monitor construction activity and scheduling during the project.
- Prepare monthly construction reporting along with taking construction progress photos.
- Alongside the GC, track project documents including submittals, submittal log, RFI log, change order log, procurement, and any plan changes.
- Help produce monthly payment draw submittals for accounting and validate draw for conformance with loan agreements for the project.
- While onsite, work with construction team on any open items that require approval by our team and the equity partner.
- Report any safety incidents or hazards to the Development team while onsite.
- Manage project closeout to help complete the project.
- Schedule of meetings and attend meetings as required to advance progress and individual project tasks.
- Follow up with project team to ensure that appropriate action is completed on schedule and as required.
- Clerical support to Development Team such as writing letters, managing files, and coordinating calendars.
- Identify and work with the team to solve problems that arise during construction.
- Look for ways to improve construction sequencing, staging, inspections etc. to expedite the construction process and shorten the project timeline.
