Program / Project Manager, Contracts Manager
The role of the Construction Project Manager is to manage construction projects to help ensure on‑time and on‑budget project goals are met. Includes providing leadership, management, and responsibility for the successful execution of construction projects and budgets. Additionally, this position directly manages subcontractors. This role supports the affiliated businesses of Syufy Enterprises including SyWest Development, SyRES Properties, and Villa Sport Athletic Club.
Responsibilities- Manage the approved design team processes, identify and implement value engineering ideas.
- Review progress design construction drawings for cost, feasibility, and completeness, securing internal development and asset management comments and approval of design documents.
- Coordinate consultant and contractor plan check submittals and permit processes, interface with agencies to complete plan submittals and secure required permits.
- Review consultant proposals and provide contractor and consultant award recommendations, including managing the contract/commitments, scope revision and change order process.
- Assist with construction and development budget preparation, monitor expenditures, provide periodic cost forecast and draft budget update recommendations.
- Coordinate proposed design changes with consultants, the project team and tenants while maintaining overall project schedule, milestone delivery dates and approved budget.
- Provide input and direction to the design team during the design and development of project construction documents, performing detailed review and “back-check” of documentation for accuracy.
- Directly manage various subcontractors for certain project types.
- Review, code and approve consultant, contractor, and vendor payment applications.
- Monitor daily on‑site construction processes to meet all quality and aesthetic goals.
- Oversee RFI, shop drawing, and related processes, ensuring timely & accurate approvals and coordinate material sample review with the property ownership team.
- Provide weekly construction progress reports and photos to the property ownership team.
- Keep the development team informed of any issues related to design, construction & delivery.
- Manage completion, delivery, punch list and closeout procedures for all projects.
- A four‑year Bachelor’s degree preferred, ideally in Construction Management, Engineering or Architecture.
- Minimum of five years of construction‑based project management field experience.
- Experience in directly managing subcontractor relationships in major construction trades.
- Multi‑family, commercial, and/or hospitality project construction experience required.
- Proficient technical knowledge of construction methods, means and procedures.
- Ability to inspect and recognize quality work, identify problems, and propose and implement solutions cost‑effectively.
- Analytical problem‑solving approach and effective communication skills.
- Ability to read and interpret architectural, structural, mechanical, electrical, and civil drawings and related reports.
- Ability to manage multiple tasks and projects effectively.
- Site and building component engineering skills and experience required.
- Proficient scheduling expertise and understanding of critical path task analysis.
- Familiarity with construction estimating techniques and associated cost factors.
- Ability to review, prepare and process contractor cost proposals and change order requests.
- Ability to prepare, monitor and report monthly budget variances and forecast project cost.
- Understanding of construction accounting procedures; ability to review and approve payment applications, invoices, P.O.’s, etc.
- Computer skills including e‑mail, Word, Excel, MS Teams, and MS Project.
- Experience with proprietary construction‑related software such as Pro Core.
- Ability to negotiate agreements and material purchases; knowledge of standard contracting practices.
- Logical thinking and adherence to standardized procedures, with ability to handle minor deviations.
- Ability to perform duties under pressure and meet deadlines.
- Willingness to travel regularly to project sites.
- Strong industry network and relationships with contractors, vendors, and regulatory agencies desirable.
- Occasional bending, kneeling, and lifting up to 50 lbs.
- Frequent sitting and occasional standing, walking, reaching.
- Noise level may be moderate to high at times.
