Responsibilities:
  • Monitor and operate the central plant, fire protection systems, and related equipment; maintain accurate operational logs.
  • Oversee the building automation system to ensure continuous and reliable performance.
  • Perform preventive maintenance on assigned systems and equipment according to established schedules.
  • Monitor pool equipment and maintain required inspection and maintenance logs.
  • Respond promptly to service requests and resolve building- or equipment-related issues reported by residents, employees, or other customers, including life safety phones, door monitoring systems, alarm systems, and nurse call systems.
  • Respond to emergency situations involving plumbing failures, fire protection systems, fire alarms, and emergency generator operations.
  • Perform general maintenance and repair work, including plumbing, minor electrical, and HVAC repairs, in residential units and common areas.
  • Order parts, materials, and equipment as authorized by the Engineering Manager.
  • Maintain tools, materials, and equipment in safe, clean, and functional condition.
  • Document all work activities and maintain current records within the electronic work order system.
  • Conduct routine and monthly inspections of buildings, grounds, and facility systems.
  • Assist inspectors, contractors, and vendors during testing, inspections, and repair activities involving equipment, utilities, emergency systems, and building structures.
  • Assist with snow and ice removal to ensure walkways and entrances remain safe and accessible.
  • Provide backup assistance to Nursing and Security staff.
  • Perform additional duties and responsibilities as assigned.
Skills/

Qualifications:
  • Working knowledge of electrical, plumbing, boiler, refrigeration, freezer, and HVAC systems.
  • Strong verbal communication skills with the ability to deliver excellent customer service and manage difficult or urgent situations.
  • Experience operating alarm monitoring systems, fire panels, and SARA systems.
  • Demonstrated problem-solving, troubleshooting, and decision-making skills.
  • Strong interpersonal skills with the ability to interact professionally with residents, staff, vendors, and visitors.
  • Basic computer proficiency, including experience using electronic work order systems on an iPad or computer.
  • Ability to prioritize tasks, manage time effectively, and work independently with minimal supervision.
  • Ability to perform effectively in a fast-paced, specialized, and occasionally high-stress environment.
  • Ability to work in high-noise areas and confined or restricted spaces with limited airflow, including attics and mechanical rooms.
  • Proficiency with Microsoft Outlook or similar email and scheduling software.
  • Ability to follow written and verbal instructions accurately.
  • Ability to read and interpret technical drawings, schematics, layouts, and specifications.
  • Ability to prepare maintenance reports, records, and logs.
  • Ability to plan and organize work independently or as part of a team.
Education:
  • Minimum of one year of experience operating a facility as a licensed First Class Engineer.
  • Active First-Class Limited Engineer license issued by the City of Tulsa (required).
  • High school diploma or equivalent combination of education, training, and experience.
  • Valid state driver’s license.

Salary: $23-$31/hr
