Job Purpose
An established building construction company based in Sandton is seeking an experienced Quantity Surveyor to join its Gauteng operations. The successful candidate will be responsible for the commercial and contractual management of multiple building construction projects from tender stage through to final account. The Quantity Surveyor will ensure effective cost control, contract administration, procurement, valuation, and financial reporting to maximize project profitability while maintaining the highest standards of quality and compliance.
The successful candidate must have extensive experience within the building construction industry and be capable of managing the commercial aspects of commercial, residential, industrial, retail, healthcare, education, and mixed-use developments.

Key Responsibilities
Cost Planning and Budget Management

• Prepare accurate project cost estimates and budgets.
• Monitor project costs against approved budgets.
• Produce detailed cost plans throughout the project lifecycle.
• Identify cost-saving opportunities without compromising quality.
• Monitor project cash flow and expenditure.
• Forecast project costs and financial performance.
• Prepare monthly cost reports for management.

Tendering and Estimating

• Review tender documentation and specifications.
• Prepare Bills of Quantities (BOQs).
• Obtain and evaluate subcontractor and supplier quotations.
• Analyse tender submissions and prepare commercial comparisons.
• Assist with pricing of variations and additional works.
• Support the estimating team during tender submissions.

Contract Administration

• Administer construction contracts in accordance with JBCC, NEC, GCC, or FIDIC conditions of contract.
• Prepare and manage contractual correspondence.
• Assess and negotiate variation orders.
• Manage contractual claims and extensions of time.
• Ensure compliance with contractual obligations.
• Maintain complete contractual records and documentation.

Procurement Management

• Prepare procurement schedules.
• Source and evaluate subcontractors and suppliers.
• Negotiate pricing and contractual terms.
• Issue enquiries and purchase recommendations.
• Monitor procurement against project programmes.
• Manage subcontract agreements and appointments.

Valuations and Payments

• Prepare monthly progress valuations.
• Assess subcontractor payment applications.
• Certify completed work.
• Prepare payment certificates.
• Monitor retention monies and final payments.
• Ensure timely processing of all commercial transactions.

Variations and Claims

• Evaluate variations and additional work.
• Prepare variation quotations.
• Negotiate variation costs with clients.
• Maintain variation registers.
• Prepare and submit contractual claims where applicable.
• Monitor financial impact of design changes.

Cost Control

• Monitor labour, plant, and material costs.
• Analyse project cost trends.
• Prepare cost-to-complete forecasts.
• Identify budget overruns and recommend corrective actions.
• Track committed costs and outstanding liabilities.
• Ensure commercial risks are effectively managed.

Project Financial Reporting

• Prepare monthly commercial reports.
• Present financial updates to management.
• Produce profitability forecasts.
• Monitor project margins.
• Prepare final accounts upon project completion.
• Assist with financial audits.

Site Coordination

• Conduct regular site visits.
• Measure completed work.
• Liaise with Site Agents, Project Managers, Engineers, Architects, and Clients.
• Attend site meetings and commercial meetings.
• Resolve commercial issues affecting project delivery.

Minimum Requirements
Qualifications

• Bachelor's Degree or BTech in Quantity Surveying.
• Professional registration with the South African Council for the Quantity Surveying Profession (SACQSP) is highly advantageous.
• Membership of the Association of South African Quantity Surveyors (ASAQS) will be advantageous.

Experience

• Minimum 5–8 years' Quantity Surveying experience within the building construction industry.
• Proven experience managing multiple building construction projects simultaneously.
• Experience with commercial, residential, retail, industrial, healthcare, educational, and mixed-use developments.
• Previous experience working for established building contractors is essential.

Technical Skills

• Strong knowledge of JBCC building contracts.
• Working knowledge of NEC, GCC, and FIDIC contracts is advantageous.
• Experience compiling Bills of Quantities (BOQs).
• Strong understanding of construction costs and estimating.
• Excellent contract administration skills.
• Advanced Microsoft Excel skills.
• Experience using WinQS, CCS Candy, Build Smart, or similar Quantity Surveying software.
• Ability to interpret architectural, structural, and engineering drawings.
• Excellent report writing and analytical skills.
