Maintenance Supervisor
Willow Bridge Property Company is seeking a Maintenance Supervisor to lead our maintenance team. The role focuses on scheduling, supervision, safety, and vendor coordination, ensuring efficient upkeep of our property portfolio.

Responsibilities- Plan, schedule, and supervise maintenance staff in daily activities including maintenance, installation, repairs, service requests, and cleaning of grounds and common areas.
- Hire, train, and develop maintenance staff, ensuring adherence to company policies, procedures, and safety practices.
- Conduct regular safety inspections of the property, correct unsafe practices, and train staff in the proper handling of chemicals, supplies, and equipment.
- Participate in departmental and regional meetings, lead safety and department meetings with staff.
- Coordinate with vendors and contractors for installation, maintenance, and repair work.
- Maintain the department budget, ensuring projects and scheduling remain within budgetary guidelines.
- Prepare specifications for major planned projects and negotiate or solicit bids with contractors and vendors.
- Purchase or order maintenance supplies, materials, and appliances efficiently, ensuring proper inventory levels.
- Assign and complete service requests within required time frames.
- Ensure make‑readies and other maintenance projects meet quality standards and are completed accurately and timely.
- Use Yardi Mobile to update all assigned service requests until completion.
- Troubleshoot and train maintenance staff on specific trades such as electrical, plumbing, HVAC, and more.
- Adhere to OSHA safety regulations, federal, state, and local laws, and WBPC’s standard operating procedures.
- Minimum 5 years of related maintenance experience; property management experience preferred.
- Proven ability to supervise and lead a large team.
- Advanced knowledge of electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.
- HVAC and EPA certifications preferred.
- Strong communication skills for interaction with management, partners, subordinates, vendors, and residents.
- Proficiency with hand and electrical tools, basic machinery repair, and small equipment.
- Basic computer skills, including use of mobile device and PC.
- Valid license may be required.
- Availability for on‑call work assignments, emergency calls, off‑hours, and overtime as needed.
- Physical ability to lift up to 50 lbs.
