Overview

The Maintenance Technician assists the Maintenance Supervisor in maintaining the physical integrity of the property, ensuring a safe, secure, and comfortable environment for residents, visitors, and staff. The Technician performs assigned duties safely and may be called upon any other duties. If the Supervisor is absent, the Technician assumes all maintenance responsibilities.

Responsibilities
  • Conduct all business in accordance with company policies, procedures, and state/federal regulations (including Lead Based Paint, ADA, Fair Housing, HAZCOM, OSHA, etc.).
  • Be knowledgeable of all relevant laws, EPA, and OSHA regulations.
  • Stay aware of the property condition and correct any unsafe condition immediately.
  • Schedule & perform routine preventive maintenance on all equipment per Supervisor & Manager direction and keep tools in excellent condition.
  • Know all utility and apartment meter cut‑offs and sewer clean‑outs.
  • Complete work‑area clean‑up & safety related duties.
  • Keep storage areas locked when not in use.
  • Diagnose & perform minor or routine maintenance or repair on daily tasks:
    Electrical & plumbing, A/C & heating systems, appliances, water irrigation, stairs/gates/fences/patios/railings, tile/carpet/flooring, roofing/gutters/fasteners, interior/exterior lights, fireplaces/ceiling fans, gas fixtures/appliances, shutters/doors/cabinets/windows/sliding glass doors, boiler/ gas & electric, door locks and PO Boxes, security systems, ceiling leaks, walls, pool areas, tile, hot tub/spa, pool furniture.
  • Inspect & coordinate all needed make‑ready repairs and services; assist make‑ready staff to meet deadlines.
  • Report all major repairs & requisition to Supervisor before spending funds.
  • Change locks, rekey locks & make keys.
  • Move heavy appliances/equipment from storage to apt (or vice‑versa); assist moving abandoned items to dumpster when needed.
  • Any other request from Supervisor, Manager, Director, Regional Manager or any other official.
Qualifications
  • High school diploma or GED equivalent.
  • 2+ years experience in maintenance property management.
  • EPA Universal Certification required.
  • CPO Certification preferred.
  • Ability to earn future designations per Industry standards, EPA, OSHA, etc.
  • Solid knowledge of carpentry, Electrical, Plumbing ops as needed daily.
  • Strong verbal & written communication skills.
  • Work quickly in fast‑paced environment with multitasking and meets deadlines.
  • Team oriented & problem‑solver.
  • Professional appearance and manners always.
  • Be able to work extended periods of time without relief, respond to priority/emergency situations.
  • Stooping, standing, climbing (ladders & stairs) as needed.
  • Lift & carry objects up to 50 lbs for distances up to 30 feet.
  • Valid driver's license required.
