JOB DESCRIPTION

The Project Manager is responsible for the overall planning, management, procurement, scheduling, and execution of work for assigned construction projects. May be assigned responsibility for one or more projects at a time, maximizing project profitability while promoting Layton’s objectives and goals. The role achieves quality and safety standards and exceeds owner expectations by delivering predictable outcomes.

DUTIES
  • Champions "The Layton Way" by delivering predictable outcomes for internal teams, external teams, and customers.
  • Ensures that "Constructing with Integrity" is delivered by working with honesty, unity, safety, and quality of work.
  • Works well with Layton’s "Two in the Box" application working with the Superintendent to ensure successful project delivery and strengthen client relationships.
  • Assists in the preparation of estimates for the project and prepares the project budget.
  • Leads the project team in preparing the project management plan (PMP) and organizes and conducts pre‑award and pre‑construction meetings.
  • Participates in value engineering services, negotiates and prepares project subcontracts, and obtains permits while resolving regulatory requirements.
  • Prepares a project schedule and develops milestones necessary to successfully complete the project in concert with the project superintendent.
  • Controls the contract documents, determines their completeness and consistency, and plans the successful execution of the construction contract.
  • Manages project materials and equipment procurement within the project’s budget and in line with the delivery schedule.
  • Monitors the project site for quantity, cost, safety, quality, and schedule performance, and develops and monitors project quality, safety, and risk management plans.
  • Negotiates owner and subcontractor change orders and manages the resulting cost and profit impact.
  • Develops the monthly client pay requests and follows up on collection.
  • Controls the payment of job costs based on document review and approval, coordinates with the job cost accountant for payments and lien releases, and participates in monthly accounting and project reviews.
  • Manages all final close‑out procedures for the project, including as‑built drawings, close‑out documentation, letters of substantial completion, and letters of recommendation.
  • Interacts with Estimating to provide project cost information for the estimating database.
  • Manages client relationships and all meetings with the client.
  • Performs other related duties as assigned.
QUALIFICATIONS
  • Bachelor’s degree in civil engineering, construction management or related field, or equivalent education and experience.
  • Preferably at least 5 years of experience in commercial construction.
  • Construction experience in healthcare required.
  • Understanding of estimating concepts to verify bids, understand market rates, and process change orders.
  • Understanding of contractual language and concepts, including construction laws and practices, to protect the company while delivering quality service to clients.
  • Understanding of building codes, design requirements, plans, blueprints, and specifications.
  • Effective teamwork and delegation skills to achieve organizational and customer goals.
  • Skilled at making verbal and written presentations and communicating with others.
