Maintenance Technician

Maintenance Technician – Full Time

We are looking for a self‑motivated Maintenance Technician to work at Orchard Point Apartments in Sanford, NC. The position is hourly, 30 hours per week.

• Perform repairs, troubleshoot systems, and complete preventative maintenance of apartment equipment
• Work on HVAC, appliances, water heaters, electrical, plumbing, and other specialty equipment
• Be available for emergency maintenance calls 24/7 when scheduled
• Assist in training Groundskeepers and entry‑level technicians
• Conduct inspections of building, alarm, HVAC, pool equipment, and vacant units
• Maintain common areas, remove litter, snow, and debris
• Complete repairs as directed and maintain accurate records in the maintenance system
• Move heavy equipment safely and use proper tools
• Ensure compliance with Affordable Housing programs (HUD, USDA, etc.)
• Perform any other duties as assigned

• Minimum 2 years maintenance experience or comparable education/experience
• College degree preferred
• HVAC and/or EPA certification preferred
• Previous multifamily experience preferred
• Certified Pool Operator (CPO) preferred
• Own tools and valid driver’s license
