Summary:

Overall management of construction projects to ensure successful completion.

Job

Responsibilities and Duties:
  • Perform all Assistant Project Manager’s and Project Engineer’s responsibilities (refer to position descriptions).
  • Estimate and establish budgets and contract prices (GMP/Lump Sum).
  • Negotiate cost-effective subcontract and material purchases.
  • Set up and implement job procedures to ensure timely buyout, shop drawing approval, and material delivery.
  • Maintain project schedule.
  • Develop and maintain good relationships with Owners, Architects, and Subcontractors.
  • Collaborate with the Superintendent to develop and implement safety plans.
  • Maintain timely and accurate reports to management.
  • Manage, train, and supervise the project team according to company policies.
  • Organize regular meetings with management and subcontractors.
  • Review contract conditions to ensure compliance.
  • Supervise documentation of significant project events such as accidents, delays, and change orders.
  • Direct preconstruction services and activities.
  • Negotiate, prepare, and issue subcontract bid packages.
  • Assist with business development and participate in interviews.
  • Maintain quality control and ensure the integrity and excellence of the project.
  • Support estimating staff, particularly bid item specialists.
  • Mitigate claims and conflicts.
  • Complete all project close-out procedures.
  • Conduct warranty follow-up (1-year warranty walks).
  • Ensure project completion with full or enhanced fee.
  • Perform other assigned responsibilities.
  • Minimum

    Skills and Experience:
    • Degree in Engineering, Construction Management, Architecture, or equivalent experience.
    • Field construction management experience (5-8 years), including supervisory skills.
    • Leadership, problem-solving, organizational, and communication skills.
    • Drafting and computer skills.
    • Fundamental knowledge of contract law and project accounting.
    • Understanding of project management systems (scheduling, cost control, procurement, estimating).
