The Union Building Engineer (Non-Certified) supports the designated leadership with the daily operations of all building systems. This includes hard surface maintenance and repair, basic carpentry and metal work, operating, maintaining and repairing all facility system equipment associated with HVAC operations and mechanical and electrical systems. The Engineer will also respond to customer requests and submit and close work orders as necessary and perform other duties as assigned.
Compensation: $46.26 hourly.
Schedule: Mon – Fri, 10AM to 6PM.
Location: Santa Monica, CA.
Union: This is a Union position. Union benefits as outlined in the collective bargaining agreement are included.
RESPONSIBILITIES:
- Operate, maintain and repair all boilers, heaters, pumps, valves, appurtenances, and lines used in the distribution of steam and hot water.
- Operate, maintain and repair HVAC systems and refrigerant lines with compressors, condensers, evaporators, and related components.
- Operate, maintain and repair pumps, brine systems, air compressors, and all associated valves and control devices.
- Operate, maintain and repair gas distribution lines, water distribution systems, electrical motors, engines, fuel oil systems, sanitary sewer systems, trash compactors, kitchen equipment, and building electrical power distribution.
- Maintain proper operation during seasonal changes and calibrate controls for energy‑efficient operation.
- Perform preventive maintenance per the program schedule.
- Maintain life/safety and security equipment within the scope of the Engineer’s responsibilities.
- Other duties as requested by Building Management.
QUALIFICATIONS:
- Formal knowledge of HVAC components and ability to read blueprints.
- Experience commensurate with the specific facility for a Certified Engineer.
- Required state/local licenses for stationary engineering and HVAC, and universal refrigerant recovery license.
- Computer skills, building automation systems experience, OSHA ACM awareness, and EPA 608 certification preferred.
NON‑CERTIFIED ENGINEER: In a safe and efficient manner, operates and maintains boilers, compressors, refrigeration equipment, generators, air‑conditioning facilities and all appurtenant equipment driven by steam, air, diesel, gas, water or any other power‑developing energy. Patrols, inspects and maintains mechanical, HVAC, electrical, piping and plumbing systems to obtain economical and efficient results. May effect repairs on minor facilities and furnishings as required.
