Role SummaryThe Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The supervisor works closely with the Community Manager to oversee staff and vendors, ensuring the property’s maintenance meets expectations.
Essential Duties & Responsibilities- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
- Coordinate, schedule, and respond to resident/management requests and work orders.
- Ensure all repairs and replacements necessary for community common areas and units.
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions.
- Manage and order maintenance supplies inventory within budget guidelines.
- Maintain a well‑organized and properly stocked maintenance shop in compliance with OSHA guidelines.
- Maintain hazard communications program; teach and promote safe work practices.
- Participate in unit inspections and on‑call emergency service.
- Plan for and utilize property resources, equipment, and supplies economically (obtain bids, manage vendors).
- Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
- Supervise, train, and schedule maintenance staff; check daily work progress; provide assistance.
- Provide community manager input for employee performance evaluations.
- Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance per Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and leadership.
- Manage excellent customer service and monitor service request turnaround and responsiveness.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency in dealing with residents on all matters.
- Enforce community policies delegated to the supervisor.
- High School Diploma or equivalent.
- EPA & CPO certification required; HVAC desired.
- Ability to understand and perform all on‑site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
MS @ Small – Mid‑Sized Properties with smaller staff
- Regularly required to move about, use wrists, hands, and fingers in repeating motions, and work overtime, weekends, and night hours for on‑call emergencies.
- Frequently required to move into different positions in tight or confined spaces, traverse flat and uneven terrain, ascend/descend stairs, ladders, ramps, and operate machinery and power tools.
- Occasionally required to remain in a stationary position for prolonged periods.
MS @ Large‑Sized Properties with large staff
- Regularly required to move about, communicate with others, and assess accuracy and thoroughness of work.
- Frequently required to move into different positions in tight or confined spaces and over irregular terrain, work overhead, operate machinery and vehicle equipment, and be exposed to hazardous chemicals.
- Occasionally required to remain in a stationary position for prolonged periods, lift and place objects of 100+ lbs., and adjust and move objects of 100+ lbs. in all directions.
- Must have reliable transportation due to emergency on‑call requirements.
$31 per hour to $31 per hour.
