As autonomous robotics move from the horizon to the lobby and beyond, navigating this transition introduces a critical operational bottleneck for Fortune 500 corporate occupiers. When major enterprise tenants—or their contracted facility management providers—procure autonomous cleaning, security, and mailroom delivery fleets for their leased multi-story offices, deployments hit immediate gridlock. Landlords restrict direct API access to base-building elevators, optical speed gates, and fire life-safety systems due to OT network security and casualty liability concerns.
For in-house Heads of Corporate Real Estate and Workplace Strategy, the fundamental questions are identical: how do we deploy autonomous fleets across our leased US offices without six-month landlord IT vetoes, how do we shield our corporate IT network and General Liability policies from robot-induced risk, and how do we compel our landlords and facility contractors to follow one repeatable safety standard across our entire leased portfolio?
Protocol Infrastructure was founded to answer these questions. As a strictly vendor-neutral, independent governing body, we do not sell robots. We establish the blueprint for robots in CRE.
We act as the Air Traffic Control (ATC) layer for physical building chokepoints. We equip enterprise tenants with the technical specifications and lease governance framework required to mandate a safe, standardized base-building integration from their landlords. Before a single robot enters the property, our passive, zero-touch technical diagnostic maps physical clearances, verifies OT and life-safety interlocks (ASME A17.1 / ADA), delivers an exportable 1-Page RFP Specification that shifts hardware liability to the vendor, and assigns the official Protocol Asset Index™ (PAI™) benchmark.
As we expand our deployments across flagship corporate headquarters and leased office portfolios in New York and major US hubs, we are appointing a seasoned Director of Enterprise Occupier Strategy to sit on our side of the table, advise Fortune 500 Heads of Corporate Real Estate, and use tenant demand to drive base-building adoption alongside the Founder.
