Base Pay Range

$68,000.00/yr - $81,600.00/yr

Qualifications
  • High school diploma or GED required
  • 3 to 5 years of multi‑family property management or building maintenance experience performing duties of a Maintenance Technician or Maintenance Director
  • Basic arithmetic skills (measurement, addition, subtraction, multiplication, division)
  • Solid performance‑management skills, including communication of performance expectations, documentation of performance conversations, coaching, and completing performance‑management expectations as guided by the company
  • Capacity to use independent judgment and discretion to make decisions designed to achieve company expectations and goals
  • Basic computer skills and ability to use Microsoft Office and standard office equipment
  • Familiarity with general maintenance tools, supplies, and equipment (hand tools, pressure washers, blowers, paint equipment, extractors, pool chemicals, ice removal equipment, ladders, landscaping equipment, sandblasters, safety equipment) and ability to train others in their safe use
  • Capacity to frequently transport up to 60 pounds, navigate confined spaces or heights above 8‑9 feet
  • Knowledge of surface cleaners and experience in carpet and upholstery cleaning
  • Understanding of Lock‑Out/Tag‑Out procedures and SDS sheets
  • Driving responsibilities (may use company vehicle and/or personal vehicle); valid driver’s license required; compliance with Atria motor vehicle policy standards
Responsibilities
  • Presponsibly manages and supervises all maintenance, housekeeping, laundry, and janitorial personnel, including scheduling, assignment, direction, performance review, hiring, and discipline consistent with company policy
  • Implements and monitors programs to maximize revenue, control expense, and improve customer satisfaction
  • Manages all maintenance needs of assigned community to ensure the physical condition of the community and contribute to annual business goals
  • Manages customer service requests using the Facility One work order system, prioritizing and delegating to staff, and following through to resolution
  • Manages apartment home turnover and preventative maintenance programs to maximize value; assesses value of damage to apartment homes for departing residents
  • Assists in the development of the annual maintenance operating budget and manages department expenditures within approved budget
  • Purchases parts, chemicals, and paint according to national account requirements
  • Inspects grounds, buildings, and apartment homes regularly to ensure full functionality
  • Ensures housekeeping, janitorial, and laundry employees meet company standards
  • Ensures compliance with all applicable Atria policies and procedures
  • Negotiates with external maintenance vendors and suppliers; monitors and enforces contract terms with the Executive Director
  • Ensures compliance with federal, state, and local laws, specifically Fair Housing regulations
  • May drive company vehicle from community when required
  • May perform other duties as needed or assigned
