Position: Central Plant Operator

Definition:

Under general supervision from the Building Maintenance Supervisor (MP&E), performs a variety of skilled technical duties and semi-skilled labor in the operation and maintenance of the central plants and building management systems within the Salt River Pima-Maricopa Indian Community. Monitors central plants operating systems and ensure system malfunctions are promptly corrected.
This job is treated as FLSA non-exempt and considered a DRIVING position subject to working on call and weekend hours.

Essential Functions:
  • Performs assigned central plant oversight, including operations, repairs, installations, troubleshooting, maintenance, testing, documentation, and housekeeping. Operates, configures, and maintains the Community’s building management systems (Circon, Metasys, and Honeywell). Provides assistance when needed for facilities HVAC systems and all associated equipment.
  • Operates, adjusts, and maintains pumps, motors, frequency drives, chillers, heat exchangers, tanks, reservoirs, meters, feeders, computer systems, AC units, and other equipment related to central plant and facilities HVAC systems.
  • Maintains, compiles, and updates plant operations logs and reports; performs and records mathematical calculations related to central plant and HVAC activities; collects samples, monitor, and adjust plant water chemistry.
  • Locates malfunctions; disassembles, repairs, replaces and/or adjusts thermostats, pressure stats, relay switches and other automatic controls devices. Installs and repairs compressors and related components. Services, installs and repairs evaporators and condensers. Replaces electric motors, belts and pulleys.
  • Safely operates electrical/power/manual tools and equipment, including but not limited to: metal cutting shears, vacuum pump, recovery unit, multimeter, leak detector, generators and other standard HVAC tools.
  • Reads and follows work orders, blueprints, supervisors’ instructions, technical manuals used in diagnosing and repairing systems; reads and interprets instructions, specifications, books, manuals, schematics to check, compare and solve maintenance issues.
  • Operates, configures, and maintains detailed working knowledge of Energy Management Systems (Circon, Metasys, and Honeywell).
  • Performs general housekeeping activities at all central plant locations to ensure safe working conditions.
  • Performs other related job duties, as assigned, to enhance and facilitate program operations.
  • Knowledge, Abilities, Skills and Other Characteristics
    • Knowledge of current OSHA, SMACNA and ASHRAE rules, standards and regulations.
    • Knowledge of HVAC methods, techniques, materials, tools and equipment.
    • Knowledge of HVAC principles, concepts and practices including knowledge in reading and interpreting books, manuals, and schematics.
    • Knowledge of building management systems (Circon, Metasys, & Honeywell).
    • Knowledge of open loop and closed loop water treatment, including sampling, testing, and calibration.
    • Knowledge of processing, quoting, bidding, contracts, scope of work requirements, and warranties.
    • Knowledge of various types of refrigerants and the ability to work with them.
    • Knowledge of various gauges, sizes and types of wire, conduit, couplings, fittings, relay boxes, circuit breakers and other electrical devices, and ability to arrange and install them in ways that insure proper and safe operation of systems, circuits and equipment.
    • Knowledge of pressure‑temperature characteristics for absorber systems in order to locate and repair faulty equipment swiftly and to reduce inoperative time to a minimum.
    • Knowledge of the principles and theories of air conditioning and refrigeration such as the refrigeration cycle, heat transfer lows, the use of refrigerant tables, calculation of air flow, and other areas as directed by supervisor.
    • Skill and accuracy in the diagnosis and repair of water flow, electrical, mechanical, and pipe fitting issues.
    • Skill and accuracy in fastening and installing HVAC units and control systems.
    • Skill in safely operating electrical/power/manual tools, and a wide variety of test equipment such as air flow meters and compressor tester, welding, brazing and soldering equipment.
