The Estimator is a key team member of the Sales & Marketing department, supporting the pursuit of new work with new and existing customers. This person will walk job sites in order to properly scope work, develop cost estimates for maintenance and capital projects work, own vendor relationships, maintain positive customer relationships, and support new business development opportunities.

Responsibilities
  • Develop detailed cost estimates for maintenance and capital projects, focusing on semiconductor, manufacturing, and industrial sectors.
  • Create and influence estimating tools, resources, and relationships.
  • Operate within an EOS environment and have the passion to collaborate with others as well as function as a self-starter.
  • Analyze required documents, blueprints, and project plans to gain a thorough understanding of the equipment.
  • Must have a strong background in MEP, industrial rotating equipment, and reliability practices.
  • Update submitted proposals with scope changes, RFIs, addendums, etc. to ensure final accurate quote.
  • Support capital projects with change order pricing as needed.
  • Manage bids from vendors and contractors; develop new relationships with vendors as needed; upload vendor copies and POs for purchased items into CMMS.
  • Enter quality work order data into CMMS to include detailed information on manpower, materials (ordering status, material receivable updates), and any necessary third‑party interactions or needs.
  • Track market trends, historical cost data, and vendor/subcontractor performance.
  • Support other department personnel as required, including assisting with estimates in other disciplines, supporting field operations regarding estimates, and assisting the scheduling department regarding estimates.
  • Perform additional assignments as directed by the supervisor or leadership team.
  • Perform quantity take‑offs, solicit vendor or subcontractor bids, and finalize bid packages.
  • Generate scope clarifications as needed.
  • Work with continuous improvement to implement estimating or preconstruction strategies for long‑term growth and performance of the team.

  • Attain KPIs as directed by Cornerstone leadership.
  • Collaborate with internal departments and teams to ensure proper alignment and timely delivery of services;

  • Utilize CRM platform effectively to manage and track sales workflows, customer data, interactions, and follow‑up action items, ensuring data accuracy and completeness.
  • Actively participate in industry associations, conferences, and events to build relationships, enhance Cornerstone’s visibility in the marketplace, and stay informed of industry developments.
Requirements
  • Excellent oral and written communication skills.
  • 3–5 years as an estimator in MEP construction, engineering, or industrial/manufacturing maintenance industries.
  • Knowledge of the industrial/manufacturing industry, including equipment, and key market information.
  • Proven track record of results and accountability.
  • Proficiency with CRM and Microsoft Office (Outlook, PowerPoint, Word).
  • Advanced skills with Excel and CMMS quote development platform (Service Trade, Zuper, or similar).
  • Ability to read and interpret blueprints, specifications, and related documentation.
  • Ability to work in a fast‑paced environment and manage multiple priorities.
  • Eligibility to work in the United States without needing a work visa or residency sponsorship.
  • Current, valid driver’s license.
  • Consummate organizational skills and multi‑tasking.
  • Ability to sit for extended periods of time, stand, climb ladders, reach, and bend commensurate with job tasks.
  • Ability to lift and carry 50‑lbs.
