REPORTS TO: Director of Design & Construction Project Management
ESSENTIAL FUNCTIONS:
· Work with the Director and Capitals team to design various improvements, construction specifications, and repairs to common areas and or tenant spaces in the Market.
· Collaborate with outside architects, designers, engineers to develop plan specifications and drawings for various repairs and improvements.
· Work with Seattle Department of Construction & Inspections (SDCI) and/or permitting Department to help expedite processing of projects submitted by PDA
· Solicit, secure, and review bids and make recommendations to the Capital’s Department Director on the selection of outside contractors to perform specific tenant improvements or capital repair or improvement projects.
· Coordinated selection of contractors and work as project manager for the PDA as the project begins and oversee work of contractor and subcontractors on job site.
· Supervise the activities and performance of outside contractors on Capital Improvement projections and/or tenant related or other contracted services to ensure timely completion of work with minimum disruption.
· The Project Manager will have the responsibility and full accountability when managing each project to include but limited to the following:
Contracts Management, Project Scheduling, Construction Administration, Project closeout and Warranty, Accounts Payable/Receivable, Site visits and Reporting, and assist with Public Notifications as needed.
· Perform follow-up on construction projects nearing completion to ensure a detailed punch list is developed for each job to maintain quality control of finished projects.
· Coordinate plan updates and construction specification updates with Data Plans Coordinator in Maintenance.
· Maintain record retention log and create maintenance database for ongoing tenant improvements.
· Complete work orders and purchase orders for materials.
· Collaborate with outside vendors, designers, engineers to develop plan specifications for various repairs and improvements.
· Solicit, secure, and review bids and make recommendations to the Capital’s Department Director on the selection of outside contractors to perform specific tenant improvements or capital repair or improvement projects.
· Project Manager may assist other departments with tenant move-in and move-outs by the commercial and residential departments.
QUALIFICATIONS:
· A minimum of ten (10) years’ experience overseeing/coordination construction activities, preferably in commercial/multi-family residential remodel.
· Experience leading or directing projects of various size, scope, and dollar value no less than 100k.
· BA or specialized degree in architecture, construction and or facilities management or in a similar field is preferred. A Project Management Professional (PMP) from a recognized College, University, or Institute that certifies professional advancement in project management.
· Demonstrated work history in coordinating construction activities with architects, contractors, and plan reviewers.
· Experience working and coordinating projects in a fast paced, highly visible retail/residential community is a plus
· Demonstrated knowledge of pertinent maintenance skills and general construction skills
· Proficiency in reading construction documents, including but not limited to, architectural plans, engineering blueprints, construction specifications and bid documents.
· Proficiency with computer software uses, including but not limited to MSOffice or similar software.
· Knowledge of AutoCAD a plus
Physical Demands and Work Environment:
This position requires the ability to stand and walk for extended periods of time, climb ladders and stairs, access confining spaces for inspections and repairs, operate a motor vehicle, lift fifty pounds, and use a computer and 2-way radio.
