Preconstruction Manager is responsible for leading or supporting preconstruction activities for multiple projects from RFQ pursuit through construction commencement. This high‑level strategy role focuses on mitigating risk and maximizing project value during the design and preconstruction phases.

Primary Duties
  • Champion the importance of preconstruction, demonstrating collaboration and influencing teams.
  • Track status of all current preconstruction projects monthly with the Director of Preconstruction and provide a report to the Vice President of Acquisition.
  • Audit projects in preconstruction to verify current activities, identify needs, and determine where project risks are.
  • Ensure effective and proactive communication at all levels of the project teams; lead conversations to keep everyone accountable with clients and design teams.
  • Align project risks, forecasted margin, schedule, and manpower prior to the Internal Preconstruction Meeting during the transition to construction.
  • Develop win strategies for project pursuits and for issues within projects in preconstruction.
  • Advocate for project teams and coordinate preconstruction resources with Operations Manager, arranging collaboration with external experts, listening to team issues, and maintaining a culture of possibilities and progress.
  • Work closely with Business Development, Marketing, Project Executives, and the Director of Preconstruction on proposals, assisting with content and interview participation.
  • Participate in project estimate reviews.
  • Educate and mentor preconstruction teams on Target Value Delivery principles.
  • Lead or participate in the development of Project Charters and ensure they are created at the start of preconstruction.
  • Hold the Project Charter accountable, ensuring the project team lives up to its standards, especially regarding communication.
  • Mentor teams on preconstruction best practices, processes, and tools.
  • Provide convincing presentations in work acquisition or major preconstruction meetings.
  • Establish deep relationships with area clients and construction colleagues in conjunction with the Director of Preconstruction.
    • Attend OAC meetings for assigned projects.
    • Attend business development events.
    • Join networking organizations and serve on committees and community enhancement events.
  • Work on corporate preconstruction initiatives, continuously improving processes, mitigating risk, and maximizing value.
  • Participate in mid- and post‑construction meetings and cost analysis to verify and expand cost information from the field, gathering lessons learned for future projects.
  • Participate in the Value Engineering process.
    • Create consistency among team members and drive toward the best value for the owner.
    • Collect data from various projects to compile a list of standard VE ideas with associated cost savings and added value.
    • Review drawing updates for risk and constructability.
    • Provide conceptual estimates by developing scopes and budgets that give Project Executives clear, comprehensive information.
    • Work closely with the Chief Estimator to establish historical data collection and expand the subcontractor database.
  • Maintain relationships with quality, reliable subcontractors, vendors, and suppliers.
  • Serve as estimator for select projects, as mutually agreed between DPC and VP.
Qualifications
  • BS in Construction Management, Marketing, Communication, or related field, or an equivalent combination of education and experience.
  • Three to five years of construction‑related experience in preconstruction, with over ten years in the construction industry overall.
  • Ability to read, analyze, and interpret professional journals, technical procedures, and government regulations.
  • Ability to write reports, business correspondence, and procedure manuals.
  • Superior communication and presentation skills.
  • Must pass a drug test and background check.
  • Uses good judgment and remains efficient under stress.
  • Effective communicator in English, both verbally and in writing.
  • Knowledge of all aspects of the construction process.
  • Strong work ethic, sense of urgency, organizational skills, and task orientation.
  • Willingness to travel if required.
