Description
This role serves as the primary estimator and project manager for fire sprinkler tenant improvement (TI), retrofit, and remodel projects within the Sprinkler Service Division. Responsibilities include estimating, scoping, coordinating, and managing sprinkler system modifications and upgrades. The position requires strong technical knowledge of fire sprinkler systems, hands‑on understanding of field conditions, and the ability to work closely with customers, technicians, general contractors, and internal support teams.
This role supports division growth, maintains consistent communication across departments, and contributes to a productive and professional work environment aligned with AAA Fire standards.
Key Responsibilities:- Estimating & Scoping
- Review construction drawings, specifications, as‑builts, and jurisdictional requirements to understand scope.
- Conduct onsite inspections and site walks to verify existing conditions and gather field information.
- Develop detailed material and labor takeoffs for TI, remodel, retrofit, and light commercial sprinkler projects.
- Prepare accurate cost estimates, scope narratives, and proposals following company standards.
- Break down all estimate components including labor, materials, equipment, subcontractors, permits, and overhead.
- Price change orders and revisions with quick turnaround to support TI project timelines.
- Coordinate with the Design team to review layout impacts, hydraulic considerations, and bill of materials.
- Maintain organized estimate logs, historical pricing, and cost documentation.
- Project Management
- Manage awarded TI and remodel projects from approval through completion.
- Coordinate job scheduling, material procurement, and project documentation with the scheduling and coordination teams.
- Work directly with sprinkler fitters, apprentices, and subcontractors to support installation activities.
- Ensure all work complies with NFPA standards, AHJ requirements, and AAA Fire quality expectations.
- Prepare and submit permits, submittals, inspection requests, and O&M documents.
- Track job budgets, labor hours, material usage, and gross margin performance.
- Conduct job walks, progress evaluations, inspections, punch lists, and project closeout.
- Maintain consistent, proactive communication with customers, general contractors, and internal teams throughout each project.
- Customer & Stakeholder Engagement
- Meet with customers, GCs, and property managers to review scope, walk sites, and discuss scheduling.
- Build and maintain strong working relationships through reliable communication and professional follow-through.
- Identify opportunities for additional scope, system improvements, or future TI work when appropriate.
- Support long‑term customer relationships consistent with AAA Fire values.

- Salary Range $100K - $135K per year DOE
- Minimum of 5 years of experience in fire sprinkler estimating, project management, design, or installation.
- Strong knowledge of NFPA 13/13R/13D/14/20/24/25, and local jurisdictional requirements.
- Ability to read and interpret architectural, mechanical, and sprinkler system drawings.
- Proficiency with Microsoft Office; familiarity with Bluebeam or similar tools preferred.
- Experience with estimating or design platforms (Hydra
CAD, Sprink
CAD, AutoSPRINK, or equivalent) preferred. - Strong verbal and written communication skills.
- Strong organizational skills with the ability to manage multiple projects simultaneously.
- Comfortable conducting field site walks, measurements, and system evaluations.
- NICET certification (Water-Based Layout or ITM) preferred or willingness to pursue certification.
- Valid driver’s license and clean driving record.
