Position: CONSTRUCTION MANAGER (Healthcare)

Overview

CONSTRUCTION MANAGER (Healthcare) role at University of Washington.

Position

Construction Manager (Healthcare) under the general supervision of the Director, with direct guidance from the Construction Program Manager. Serves as the University’s representative in managing the construction and closeout phase of healthcare projects with stringent regulatory and compliance needs and complex programmatic, technical, and mechanical design requirements. Has authority to approve changes in budget and time to the construction contract within delegated limits.

Responsibilities
  • Construction Management (50%): manage the efforts of contractors during the construction phase of projects (general, mechanical, electrical) from contract award through warranty; ensure adequate construction support services and facilities are provided; prepare change notifications, process change orders, and negotiate/approve pricing within delegated authority; establish dispute-resolution systems; review delay claims; maintain owner’s project statistics and change order tracking; create monthly progress, schedule, and budget reports for senior management;

    maintain progress reports and photographic history; review work plans and coordinate inspections; review and approve Schedule of Values and monthly applications for payment; manage contractor correspondence; draft and release correspondence to consultants, University departments, and regulatory officials; conduct and document project meetings; supervise consultant performance and ensure timely responses; review safety plans and ensure compliance; evaluate site-specific safety plans for occupied buildings.
  • Construction Support Services (30%): set up field office where applicable; conduct field inspections; provide field sketches and resolve field changes; coordinate hazardous material abatement; manage field-phase consultants and vendors; obtain building occupancy approvals; manage commissioning and startup activities; respond to warranty issues; establish safety requirements; review safety plans; perform safety audits and incident investigations.
  • Pre-Construction (15%): participate in planning and logistics, safety, schedule, budget, and constructability; serve as project resource for construction-related issues during design; manage prime consultants’ construction-phase services; review contracts for buyout and warranties; provide input on RFPs.
  • Other (5%): perform other duties as assigned.
Qualifications
  • Bachelor's degree in Engineering, Construction Management, Architecture; minimum 5 years of related experience; experience in large-scale capital projects.
  • Experience managing projects in occupied and operating facilities, specifically healthcare, biotech, or other technical facilities.
  • Equivalent education/experience may substitute for minimum qualifications where not legally required.
Desired
  • Master’s degree in Engineering, Construction Management, or Architecture.
  • PMP certification; ASHE CHC certification.
  • Working knowledge of MEP systems and engineering concepts.
  • Higher education, public works, or developer experience; OSHA 30.
