Maintenance Supervisor

Salary & Schedule

Wage: $38 – $41 per hour

Full‑time;
Monday – Friday; 8:00 am – 5:00 pm

Purpose

The Maintenance Supervisor supports Thrive’s values by maintaining a safe, secure, and well‑managed community for residents, visitors, and staff. The role anticipates, identifies, and resolves maintenance issues, implementing preventive maintenance procedures to uphold resident satisfaction and protect property value.

Responsibilities
  • Perform maintenance tasks such as unit turns and work orders.
  • Conduct monthly safety meetings, schedule preventive maintenance, and manage OSHA/SDS safety and reporting requirements.
  • Maintain grounds and the property's professional appearance.
  • Manage vendors (landscapers, pest control, etc.) to ensure quality service.
  • Maintain adequate inventory of supplies.
  • Manage tasks within budget or seek approval for over‑budget work.
  • Answer emergency on‑call duties.
  • Successfully complete all duties as outlined by supervisor.
  • Provide excellent customer service and exceed residents’ expectations.
  • Contribute to a positive team culture and happy resident base.
Qualifications
  • At least 3 years of experience in property maintenance or an equivalent field.
  • Experience in multi‑family property management strongly preferred.
  • Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator desired.
  • Basic computer skills; ability to enter data and notes in English into tracking systems.
  • Driver’s license and insurance required if property operates golf cart or other motorized vehicle.
  • High organizational skills; experience with warranty work.
  • Strong communication skills and high attention to detail.
  • Ability to conduct punch walks and follow up with construction.
  • Excellent customer service and ability to present professionally to clients and residents.
  • Experience leading and supervising a team preferred.
  • Prior budgetary experience preferred.
  • Experience with Yardi software preferred.
  • Availability to respond to after‑hours emergencies as needed.
  • Must hold a valid driver’s license and automobile insurance coverage.
  • Will supply own tools.
Physical Requirements
  • Stand and walk or sit as required; 66%–100% of time on feet or at desk.
  • Constant typing, writing, and computer use.
  • Occasional bending, stooping, squatting, climbing stairs, pushing/pulling and reaching above shoulder.
  • Capability to lift/move/push/pull up to 150 lb; frequent lift of 25–75 lb and be on feet majority of day.
