UW Facilities manages the University’s buildings, infrastructure and land, with more than 1,100 employees in a variety of fields. The Asset Management group includes Capital & Space Management, Real Estate, Sustainability and other teams responsible for planning and workload management. The Operations group includes Project Delivery, Maintenance & Construction, Campus Energy, Utilities & Operations, Building Services, Transportation Services and Safety. Supporting these groups are the Business Intelligence & Information Technology group and the Finance & Administration group.

Maintenance & Construction (M&C) is responsible for general maintenance, repair, and renovations of all University of Washington (UW) main campus facilities including building interiors, exteriors, and grounds, as well as logistics, moving, and disposal of surplus equipment and furniture.

We have an outstanding opportunity for a Maintenance Supervisor 2 to supervise and manage assigned maintenance program crews including leads, journey-level and semi-skilled trades in the performance of maintenance and construction to ensure that preventive maintenance, corrective repairs, tenant improvement and small remodels are performed at a level and standard that meets required specifications, budgetary constraints, and UW policies.

Primary Duties and Responsibilities Maintenance Program Execution
  • Direct, coordinate, and review the schedule of maintenance crews, and/or multiple trades in the installation, repair and alteration of campus buildings, grounds, equipment, utilities and other facilities.

  • Read plans and blueprints.

  • Determine scope of work, materials needed, their availability and estimated costs, and ensure compliance with applicable standards and codes.

  • Conduct regular project site visits.

  • Monitor work to ensure that all work requests meet quality and productivity expectations, established safety standards, and that crews follow M&C customer communication expectations and internal work order system protocol.

  • Ensure work orders are on schedule, within budget and that all work order financial documentation is accurate and up to date.

  • Routinely provide work status, cost, and schedule information and follow up as necessary with customers.

  • Monitor and utilize productivity reports to ensure efficient use of resources.

  • Provide feedback to the Maintenance Zone Manager.

  • Write reports as required.

  • Execute preventive maintenance programs on assigned facilities, building systems, and equipment and provide feedback to improve the management of major assets and equipment.

  • Procure, distribute and account for equipment, tools and supplies necessary for an efficient and effective Maintenance Zone operation.

  • Operate service vehicles to review work sites, transport equipment and personnel.

Personnel
  • Responsible for the overall supervision, development, and management of assigned staff personnel.

  • Monitor, inspect and assess employee performance providing feedback necessary to meet performance standards.

  • Address and resolve employee performance and behavioral issues.

  • Conduct and/or participate in fact findings.

  • Implement and participate in employee corrective action as required.

  • Conduct annual performance reviews of assigned personnel.

  • Review and approve timecards.

  • Review and approve leave requests according to policies and procedures.

  • Oversee and participate in the recruitment process.

  • Conduct reference checks and make hiring recommendations to the hiring manager and department Director.

  • Ensure personnel attend required training as scheduled.

  • Proactively coordinate with training personnel when requesting new training classes.

  • Monitor attendance records to ensure area personnel are up to date.

Organizational Leadership and Engagement
  • Positively support all management directives and actively promote the purpose and foundational values of M&C.

  • Ensure adherence to M&C protocols and all UW and UW Facilities policies and procedures including the UW Facilities Leadership Standards, Individual Accountability Protocols (IAP), and Management Accountability Protocols (MAP).

  • Participate in and follow through with M&C process improvement initiatives including Balanced Scorecard (BSC), incorporating Lean principles into internal work processes, and promoting employee engagement in continuous improvements and innovation.

  • Continuously promote and enforce a safe work environment.

Coordination
  • Communicate with Maintenance Zone personnel, other UW Facilities shops as well as external business partners such as Design Services, Capital Planning & Design and UW Information Technology, to facilitate work.

  • Promote excellent customer service through effective, courteous and professional interactions with clients, colleagues and the campus community.

  • Represent M&C at meetings promoting the professionalism of the organization.
