Location: Parkshore Juanita Bay, 11853 97th Ave NE, Kirkland, WA 98034.

Salary: $79,500 to $89,000 DOE.

Responsibilities
  • Supervise 3–4 employees and contract services (security, grounds, etc.), following organization policies and laws.
  • Oversee maintenance, housekeeping, and daily systems operations, including preventive maintenance, life safety, and security programs.
  • Procure supplies, material, and equipment; assist with budget preparation and keep operations within budget.
  • Interview, hire, train, and appraise staff; assign work; manage performance and resolve issues.
  • Maintain building, utilities, and grounds with a preventive maintenance program; arrange maintenance contracts as needed.
  • Provide timely and effective responses to service requests from residents and staff.
  • Coordinate work assignments and allocate resources.
  • Monitor employee attendance and work progress.
  • Order supplies, materials, and equipment.
  • Perform maintenance work, carpentry, and facility duties as required.
  • Interpret policies, the Team Member Handbook, and relevant forms.
  • Respond to emergencies and maintain life safety equipment; conduct alarm tests, fire drills, and safety inspections.
  • Ensure incident reports are completed and problems reported.
  • Meet OSHA workplace safety requirements and maintain environmental records.
  • Work additional shifts and relieve at the reception desk when needed.
  • Work with vendors, subcontractors, regulatory agencies, and inspectors.
  • Promote the Mission, Vision, and Values of Transforming Age; demonstrate a commitment to excellence.
Qualifications
  • High school diploma or equivalent; formal training or apprenticeship; minimum five years maintenance experience.
  • Minimum three years supervisory experience in a similarly sized facility.
  • Knowledge of tools, equipment, and machines used on the job.
  • Proficient in reading, speaking, and comprehending English.
  • Thorough understanding of building systems and interdependence.
  • Working knowledge of refrigeration, HVAC, electrical, and plumbing systems.
  • Ability to read blueprints and experience in construction trades.
  • Independent assessment of contractors’ compliance with scope of work.
  • Financial management skills; ability to apply contractor resources to meet quality, safety, cost, and schedule commitments.
  • Knowledge of maintenance and repair of hand and power tools.
  • Team player willing to work flexible hours.
  • Priority recognition and problem‑solving skills.
  • Effective written and verbal communication; good interpersonal skills.
  • Available for emergencies.
  • Completion of background check; may include physical, TB test, fingerprint, and drug screen per state/local guidelines.
Physical Requirements
  • Exert up to 50 lbs.; may lift up to 100 lbs. occasionally.
  • Climbs, reaches, bends, twists occasionally.
  • Stands, carries, walks up to 8 hours daily.
