Position: New Development Transition and Operations Manager

Join Our Team as a New Development Transition & Operations Manager!

Are you energized by bringing new communities to life? Gorman & Company is looking for a detail-driven and highly organized professional to lead the operational launch of our newest properties-from pre-development all the way through a successful lease-up.

In this role, you'll coordinate key transition milestones, manage communication across internal teams and external partners, and keep our projects moving with precision. If you thrive in a fast-paced environment, enjoy solving challenges before they become roadblocks, and love seeing a new property come to life, this is an exciting opportunity to make a major impact.

What You'll Do:

  • Lead property management transition activities from pre-development through lease-up.

  • Maintain and track project checklists, timelines, turnover deliverables, and readiness milestones.

  • Coordinate lease-up efforts, weekly calls, and reporting to support on-time launches.

  • Serve as the communication hub between development, operations, construction, and onsite teams.

  • Oversee punch walks, handoff documentation, vendor setup, and resolution of pre-opening issues.

  • Manage a centralized inbox/ticketing system and distribute weekly property updates.

What You Bring:

  • Bachelor's degree in business, real estate, construction management, or a related field.

  • 3-5 years of experience in multifamily development, construction operations, or property management.

  • A strong understanding of lease-up processes and development timelines.

  • Exceptional organizational and project coordination skills.

  • Ability to manage multiple priorities in a fast-paced environment.

  • Proficiency with Smartsheet, Excel, and Microsoft Office.

  • Ability to travel as needed and a valid driver's license.

Compensation & Benefits:

  • Annual compensation between $90,000 and $112,000, depending on experience.

  • Comprehensive medical, dental, and vision coverage to support your well-being.

  • Long- and short-term disability plans that offer peace of mind.

  • 18 days of PTO plus 11.5 paid holidays so you can recharge throughout the year.

  • A 401(k) with a generous 6% company match to help you plan for the future.

  • Paid parental leave to support you during life's most important moments.

  • Lifestyle spending accounts and additional optional benefits designed to fit your needs.

  • A workplace that values growth, collaboration, and bringing meaningful communities to life.

If you're ready to take the lead on launching new communities and driving seamless transitions, we'd love to connect with you!
