What is an Occupancy Verification?Mortgage lenders require periodic updates of their properties. Inspections verify property occupancy and report general condition using a mobile application.
Responsibilities- Verify property occupancy.
- Report property conditions and determine occupancy based on industry standards.
- Take 9+ photos of the property with brief comments.
- Complete a short form in a mobile app.
- Perform inspections within 4 days after assignment.
- Complete most inspections in 5–6 minutes; exterior only.
- Spend extended periods driving, making multiple stops within an assigned territory.
- Computer with internet connection.
- Reliable vehicle (good gas mileage plus because you pay your own gas).
- Smartphone (Android or iPhone).
- Printer.
- Pass a standard background check with a valid driver’s license.
This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Paid per inspection, equivalent to approximately $30–$40 per hour.
Depending on the county (urban or rural) you may complete 20–500 inspections per month working 2–30 hours per week. Lower volume counties pay higher rates; higher volume counties pay lower rates. Work is consistent month to month.

No additional mileage reimbursement above the flat fee per inspection.
