The Olivian has an immediate opening for an experienced Leasing Professional! The role coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, providing resident satisfaction throughout the lease term, and securing resident lease renewals.

Responsibilities- Perform all sales and leasing activities to achieve revenue and occupancy goals: greet and qualify prospects, conduct community tours, process applications, credit screening, and criminal background checks, prepare leases and move‑in packages, and ensure a smooth resident move‑in and lease signing.
- Inspect apartments before move‑in, ensuring they are in move‑in ready condition and schedule any outstanding items with maintenance.
- Stay informed about market and competitor conditions, develop and implement marketing plans, and follow policies related to concessions, specials, and other programs.
- Design and execute marketing activities, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, email), and community‑specific programs.
- Use on‑site property management software (One Site, Yardi, etc.) to track availability, record leasing activities, manage resident and prospect data, and capture critical demographic information.
- Ensure show units meet company standards for show quality by inspecting marketing corridors and leasing tours, communicating maintenance needs, merchandising, and preparing leasing office.
- Follow up with prospects and new residents to ensure satisfaction via email, thank‑you notes, cards, or phone calls.
- Execute lease renewal program: prepare renewal letters and packages, contact renewing residents before move‑out dates, and ensure renewal documents are signed and implemented.
- Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems or convey requests to the appropriate individual.
- Previous sales and customer service experience preferred; a positive can‑do attitude required.
- Proficient in MS Office Suite; experience with property management software (Yardi/One Site) desired but not required.
- Demonstrated ability to read, write, and communicate effectively, complete legal documents, sell and explain apartment features, and answer resident questions.
- High level of professionalism in manner and dress.
- Must hold all licenses and/or certifications required by state and local jurisdictions.
- Valid driver’s license to operate a golf cart on property.
- Stand, walk, and/or sit for extended periods, and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
