The Opportunity Our client, a long-established MEP engineering contractor, is opening a new operation in Trafford Park and is looking for a Quantity Surveyor to take commercial ownership of its projects. Commercial control of a new operation from its first contract, and that first contract is a £350 million healthcare scheme. Commercially, MEP is its own discipline. Valuations turn on installed services rather than visible progress, variations arrive through design change as often as through instruction, and the subcontract base is specialist.

Carrying that on a scheme of this size, with an established contractor's balance sheet and supply chain behind you, is a different proposition from doing it on a project that is one of forty on a spreadsheet. This is a permanent role in Trafford Park, £60,000 to £75,000 depending on experience, plus a full benefits package. The Trafford Park office is being built now, so the processes, the standards and the working relationships are still being set. What sits behind it is already there: the balance sheet, the supply chain and decades of delivered MEP projects. That combination is rare. Most people get the ground-floor role or the established backing, not both. Our client is a long-established, family-owned MEP engineering contractor covering mechanical, electrical and public health, with over 150 directly employed staff and a subcontractor base of around 300.

They have offices across Ireland and deliver projects throughout Ireland and Great Britain, through major projects, facilities management and specialist projects divisions, across commercial, education, healthcare, heritage, hospitality and leisure, life sciences and residential sectors. The new Trafford Park operation is being established now rather than already running, and opens on a £350 million healthcare scheme in Manchester with further projects already pencilled into the pipeline.

Family ownership shows up in how decisions get made. There is no quarterly reporting cycle dictating what gets committed to, which tends to mean longer views on people and on markets. An expansion into Great Britain is exactly the sort of commitment that needs a long view to survive its first two years. What You'll Be Doing Taking commercial ownership of the initial £350 million healthcare project, and of the schemes that follow it Attending pre-contract meetings, liaising across the professional team and making sure agreed actions are closed out Reviewing and negotiating contracts with main contractors and clients Negotiating with subcontractors and suppliers to secure competitive pricing and favourable terms Administering construction contracts in line with agreed terms, including running the payment process Measuring and valuing completed work accurately against contract specifications and drawings Preparing regular cost reports and financial statements, tracking progress and flagging budget deviation before it becomes a problem Identifying and assessing financial risk on projects, and developing strategies to mitigate it Keeping clients properly informed on cost, progress and potential change Working alongside project managers, engineers and support functions to keep delivery and commercial aligned What We're Looking For Five years or more post-graduate experience in a quantity surveying role within construction Comfortable working independently as well as within a team, in a fast-moving environment Strong analytical and problem-solving skills, with sound commercial judgement Excellent written and verbal communication, credible with clients and main contractors Strong time management and organisation across multiple concurrent projects Clean UK driving licence An M&E or MEP commercial background is a strong advantage.

Occasional travel to the business's other offices and to sites elsewhere in GB should be expected, though the role is based in Trafford Park.
